When's the best / latest time to buy Building & Contents cover?

My broker offered me their preferred cover but it was more expensive and less comprehensive than similar quotes on comparison sites, so I'll sort it myself.. Do you just purchase once exchange date is confirmed and have it start from then?

Buildings needs to be in place from exchange as you are legally responsible to complete.

Although on the Saga website (I am that old) it states you cannot legally buy insurance for a property you do not own.

Which is a challenge. I'll own it in 5 weeks' time. But not today...

Your concern is noted.

It's a bit of minefield if you read through all the small print. They don't want you to leave the property unoccupied for more than 30 days. Fair enough. But the current owner has already moved out (last November?) so it has been empty for yonks, and will remain so until we move in.

Then there's specialist insurance for just this scenario, but by God do they know how to charge. Similar to the removal company who quote >£600.00 to cover our possessions for a 72 hour period (when domestic policies only costs £450.00/12 months with removal included).

It's almost as if these people are milking the opportunity at a time of maximum stress...but they wouldn't do that for commercial gain, surely?

Nevertheless, its booked. First week of August. Only one more mortgage payment!

I'm a bit confused by the insurance situation. I got quotes for empty properly (building only) insurance yesterday. From a specialist insurer, this came in at £1200 but through comparethemarket the quotes were about £150. Could I insure for that much lower figure and simply go and sleep at the property once every 30 days?

Completed today, 8 weeks from start to finish, can’t complain at that. Proceeds in the bank, just as well I’ve got lots of unpacking to do, otherwise I’d be out car hunting biggrin

Exchange completed on Tuesday, moving next Friday. Going to the bank tomorrow and paying a scary amount (in my eyes) of money. Removal guys coming to do packing and moving. Attic already empty, garage sorted, culled the contents of the wardrobes. All the address changes we can think of notified. The only thing that is annoying is the people we are buying from are taking all curtains and curtain poles, so a trip to Ikea is needed this weekend.

Only three weeks to go to completion.

Slightly miffed that banks, hmrc, and a few others do not allow change of address in advance. I have time available to work through them all now, pretty sure once we move there’ll be a million other things to fix and t’internet to set up before I can start dealing with it.

Anybody else moved two mature cats over several hundred miles? We plan to drug them but getting them docile for more than six hours might be tricky. Then keeping them secure while two vans unload the next day could be interesting.

Cannot wait...

We moved 2 Canadian sphyxes from NI to U.K. (edit - mainland) via ferry, in the back of a very packed van. They’re renowned for being panicky, but they were fine. Just used a very large dog cage with a big litter box, food and water. No windows in the back of the van probably helped.

On moving in, we put the cage in an ‘off limits’ room, locked, with the cage open while we did the normal moving in stuff. They had food and water obviously. Then let them wander about of their own accord (they will slink around on their bellies).

Moved our two from Scotland to England. One was silent to the point of us asking "is she alive?" The other meowed loudly every couple of seconds for the entire journey.

Recommend you set aside one room for them, locked if possible, or at the very least bearing a large sign saying "Beware of the Leopard", while stuff gets moved in. Water, litter tray, bit of food etc.

Offer accepted on 3rd of June. Was told they were chain free.

A month later we get finally their paperwork, they want to complete October and they are buying another house (which is chain free thank fk). People are s. We paid proper money because of the situation, would not have otherwise.

Anyway, our buyers fine with it so it doesn’t really matter - more time to save up the £73k deficit we have due to getting sums wrong hehe

If you can determine how vital their onward purchase timing is then you could revisit your offer at the point of Exchange….

Aiming for early September for completion on our move, just have 3 links in the chain. Its stressful to say the least.
I have already packed the loft up and started on all my stuff, just to keep my mind from wandering!
