Cesspit - How much hassle?

Existing discharges’ are no longer deemed safe and the Environment Agency demands that these septic systems have to be replaced with new, compliant systems before 1 January 2022.

We bought a property in Wales in 2018, it had a septic tank which was out flowing into a pond. The then owner claimed it was compliant because the local authority had called it a sewage treatment plant which it was not - it was a two stage septic tank out flowing into a water course which was illegal.
We argued and argued and eventually negotiated £5k off. Quotes for an installed modern plant came in around £18k…we ended up doing it ourselves for £8k all in and got it signed off by the authorities.
It really isn’t complicated to install and would definitely advise looking at getting a local groundwork’s contractor involved. The “specialists” we came across felt like they were over complicating the system…

Yup but this isn't a cesspit. Timely thread for mrs crankedup, we were tempted to have a look at a house which features a 1/4
acre pond and half acre garden. Just right to see out our days with ducks and chickens in lovely surroundings. Don’t mention foxes
Noticed the EA mentioned a private drainage system is also shared by a neighbour. The system is septic tank and has two manhole covers and small concrete slab. Looks to be an old established system situated about 30 meters from pond side. Waste must leach through ground via field drain. Having read this thread it would appear the seller is hoping to avoid some responsibilities.
Rather a shame really,pleased I read this thread though.
