When's the best / latest time to buy Building & Contents cover?
My broker offered me their preferred cover but it was more expensive and less comprehensive than similar quotes on comparison sites, so I'll sort it myself.. Do you just purchase once exchange date is confirmed and have it start from then?

Buildings needs to be in place from exchange as you are legally responsible to complete.My broker offered me their preferred cover but it was more expensive and less comprehensive than similar quotes on comparison sites, so I'll sort it myself.. Although on the Saga website (I am that old) it states you cannot legally buy insurance for a property you do not own.Which is a challenge. I'll own it in 5 weeks' time. But not today...

Your concern is noted.It's a bit of minefield if you read through all the small print. They don't want you to leave the property unoccupied for more than 30 days. Fair enough. But the current owner has already moved out (last November?) so it has been empty for yonks, and will remain so until we move in.
Then there's specialist insurance for just this scenario, but by God do they know how to charge. Similar to the removal company who quote >£600.00 to cover our possessions for a 72 hour period (when domestic policies only costs £450.00/12 months with removal included).
It's almost as if these people are milking the opportunity at a time of maximum stress...but they wouldn't do that for commercial gain, surely?
Nevertheless, its booked. First week of August. Only one more mortgage payment!

I'm a bit confused by the insurance situation. I got quotes for empty properly (building only) insurance yesterday. From a specialist insurer, this came in at £1200 but through comparethemarket the quotes were about £150. Could I insure for that much lower figure and simply go and sleep at the property once every 30 days?
Exchange completed on Tuesday, moving next Friday. Going to the bank tomorrow and paying a scary amount (in my eyes) of money. Removal guys coming to do packing and moving. Attic already empty, garage sorted, culled the contents of the wardrobes. All the address changes we can think of notified. The only thing that is annoying is the people we are buying from are taking all curtains and curtain poles, so a trip to Ikea is needed this weekend.
