If that was the garden I ended up with after paying £825k, I’d be pretty pissed off.

Absolutely shocking!

This was a large semi plot by the looks of it, that some crook has jammed 3, 3 story houses on, with terrible room layouts.

Terrible!

I live not too far from there. It's close to the best parts of town but it isn't the best part of town. It's not really near the train station, which is your life blood when you live in St A and want to actually pay a £££ mortgage of course. Criminally small - the market is slow round here at the mo and people move out to this part of the world to get more outside space so it won't sell.

But it is v close to a prestige car dealer that always has some lovely things on the lot, so there is that.

It's £825k for all three isn't it?. Or at least that's how it reads to me.

Interesting that you can knock down half of a semi and turn it into a terrace. So does that mean the original house on the right now also needs to describe itself as "end of terrace"?

Photo 25, what exactly is that, it looks nothing like the 3 houses on the small plot.

Looks like a plan of the car parking area out front to me

Err, how did that get past planning, it's totally out of character with the remaining semi, to the right.
It's bloody ugly and either St Albans is ridiculously expensive or it is vastly overpriced ( just my opinion of course)

The prices for each of the three plots are:

895k (sold)
850k (sold)
825k

https://cassidyandtate.co.uk/folly-fields/

So, that's 2.57million for a single house plot. What, maybe £1.5m profit?

In a similar vein, and a very similar area, I give you £4m asking price for this "executive home" on a pretty busy road out of town:

Jesus. The bathrooms are not even decent. Round here that would be £300k.
I appreciate "south tax" but ffs. Also I have *never* seen new builds attached to an old semi.

These have been going up for the last 3 years round here - the left house is attached to the Victorian/edwardian house next door, bizarrely. https://rah.co.uk/property/trumpington-road-cambri...

I know St Albans very well, got married there, and lived there most recently for four years pre pandemic, commuting into London. It’s become full of coffee shops and pretentious types. I thought Oysterfields (adjoing road) and that area had a bit of a reputation and considered one of the worst parts of the City. Folly lane is a very busy road, noisy. It’s a good half hour walk to the station. You’re not too far from Batchwood for a night out though lol.

There are considerably better roads to choose, with more spacious properties available for the same budget in the area. I just don’t see the value at £800k ish.
