By law the student house we rent out has to have fire extinguishers and 'break glass' points on each floor, as well as a commercial grade fire alarm system and emergency lighting, a self-opening electronic window at the top of the house (to vent fumes) and a fire blanket in the kitchen.
By law? Is that true...both my kids are in student lets and neither has all that stuff...where's the legislation...Edited by wiffmaster on Tuesday 16th December 20:15
Yep; one in the kitchen, one in each car and about 4 old ones on the garage racking. Had to use one a while ago when a replacement car battery was a little too tall and shutting the bonnet shorted it out.
We've got battery/mains/linked smoke detectors that i regularly test when I'm cooking...
plus hall, lounge and main bedroom phones to call 999.
Toaster, kettle etc never left plugged in. The former cost a mate his kitchen and smoke damaged everything in the house - all in 15mins. The TV's or Computers are never left on standby and everything is unplugged when were away for more than a couple of days.

To be honest you would need to be a bloody fool to not have any means of fighting a housefire at your disposal,it will give you a few vital seconds to escape.
It`s the same with smoke alarms,is it worth the risk for the sake of a few quid?
When we built our new house we fitted a firestop sprinkler system.
Paranoid maybe?
One of my brothers, his wife and their two young children(3 yo &18 mths) perished in a house fire in 1989 while they slept, didn`t stand a chance.
The fire started in the living room and engulfed a 3 bed semi in under four minutes....
As part of our offshore fire fighting training we are shown a video of a small fire starting in an average living room, with normal furniture, carpets etc. If I recall correctly it had engulfed the room within two minutes, and the temp at the ceiling was something crazy like 1100c. Then it flashed over, the smoke caught fire and literally exploded, it was that hot. It`s the same with smoke alarms,is it worth the risk for the sake of a few quid?

Please people, don't ever get the idea you can walk through a blazing house, dodging embers, rescuing people, with a handkerchief to your face, like they do in the movies, as it is nothing like that in the real world.
We also go in the smoke house, which has smoke generated by burning oil soaked straw, and through which we have to make our way with fire fighting gear on, SCBA, all the stuff, and that is scary in itself, pitch black, obstacles, tunnels, closed doors with real fire behind, and find a body, a dummy actually, and retrieve it to the outside world.
Plumbed-in one in the car, another in the shed which I think I will move the the house, thanks to the OP.
Powder makes a hell of a mess, as I discovered when I set-off what I thought was a foam extinguisher at a drunken dinner party one evening...
Fortunately it was in someone else's house.

House has a sprinkler system inside. Lots of plastic circles on the ceiling which apparently pop down and start sprinkling. Also is location specific so if a bedroom fire occurs it doesnt fry the tv in the loungs etc. Runs on a separate water supply from the house. Hopefully never find out if it works!

Apparently building regs required it as the downstairs is all open plan and there are 2 additional floors. If there had only been 1 additional floor then it wouldn't have been required.
As for trying it out with a ciggie, not sure that would burn hot enough to set it off. Anyway the missus is already way ahead as she said if I tried to set it off then the subsequent castration and divorce would not be fun

So... for your average 3 bed semi...how many/what type of extinguishers should we all have?
If you have a fire you'll wish you had a dozen, but to be reasonable you at least want one upstairs, one downstairs, one in the garage etc. I don't, and I should know better, but I keep meaning to.....And fire/smoke alarms, you'll never have too many of them. We have about three cheapies and a couple built into the burglar alarm system.
