Remarkably similar to a house I was at dinner one evening in Ireland, not far from Dublin. Similar price too.

Throughout the dinner I kept thinking to myself "a million quid for this?!" hehe

To answer the question though, my parent's place is a similar distance to a railway line and there's zero noticeable impact.

That is an absolute dream plot in my world, I love how its broken into little private sections, big enough to feel expansive and wilderness-y, but not so big you'd feel like you couldn't be familiar with every corner of it. Some elevation, lots of privacy, predominantly facing into the sun/Southwards, its absolutely brill.

I'd have to so much fun there with my bikes, some quadbikes, dens for the kids, etc etc. Bliss.

4.9 m so some but not all but there are 2 big barns at 6 and 8m deep so really there is probably enough space...

Apparently it’s been on the market since 2016… It’s also just over half a mile from the M3 which is a bit of a problem.

the sensible answer is that the trains shouldn't be noticeable most of the time - even on the odd occasion it'll be something in the distance, so not worth worrying about. The estate itself is actually quite quiet and rather pleasant (if overpriced - welcome to southern England!!) though at times there are quite a few cars parked around the green. I can think of worse places to live (accepting that it's not pawn)

The sold prices on RM are illuminating and suggest the Elizabeth line is probably the reason that its worth a million pounds so being able to hear trains is a bonus

Converting the garage to a gym less of a bonus but as this is PH at least you'll stay powerfully built
