Ok some advice please from anyone in the know, my question is if a married couple buy a property to let out how do they make an election to ensure the rental income is attributed to just one spouse in order to utilise their previously unused personal allowance?

Have the property transferred in its entirety to one spouse. That is a bit drastic and it could create a CGT problem. Also, there could be some non-tax side issues if the couple ever split up.

Pay the wife a wage equal to the net rental income for managing the property, cleaning, decorating etc. etc.
