Best way to borrow c£25K short term?

Have sold my house finally and we are due to exchange imminently. This has put me under pressure to find somewhere and frankly most places I have looked at are a dump inside so possibly need to borrow a bit of extra dosh (c25K) to fund a better house purchase.
The situation is I am porting my existing small mortgage over from the woolwich (base + 0.17 tracker don't want to cancel at that rate.I only have 6 months to port it after repaying it on completion of the sale so rental not an option) so if I go down the mortgage route for additional borrowing it therefore has to be with the Woolwich.
Their deals don't seem too bad but there are no mortgages that I can see on their site without early repayment fees and you cannot overpay any more than 10% in each year? I would be able to pay off the £25K in a year?
Are there any short term loans at decent rates without early repayment fees?

Woolwich has a standard variable rate mortgage, no setup fees, no repayment charge and you can overpay as much or as little off as you like.
(I know this as I too have a Woolwich 0.17 over base tracker, that I ported to my new house and needed to top up the mortgage.)
