Strewth . . . 5% and they want 2.5% or more of the advance too . . . greedy fu%^£rs. It's been a year or so since I last looked at rates and it wasn't like this then.

Can anybody recommend a lender who is still wearing their sensible hat for a BTL mortgage to somebody who has good credit history ?

Only 2.5% alot of them want 3 or 3,5%.

As a ballpark figure I've just had an offer of LIBOR+2.75%, 2% fees, on a new 70% LTV loan. Property is multiple units, so a commercial mortgage rather than specific BTL. Sounds competitive, but they are insisting on 100% repayment basis over 20 years. My reason for doing it was to generate income, so am still looking.

If you want to pay low fees we can currently source BTL mortgages lifetime variable @4.75% with no tie ins, with lender arrangement fee of £800...
