CGT on Property

A few years ago (5) - my GF moved out of here flat and I bought a new property and we live in the new place.
She rented out the flat for the past 5 years .. now the tenant is moving out and it seems like a logical time to sell up.
Her name is not on the deeds of any property except the flat.
Sound rough numbers - she has owned the flat for approx 10 years (90K purchase price). Price valuation now approx 140K (just a guess)..
Pays joint council with me at new property.
What CGT would be payable - are there ways around it .. like paying council tax (main residence) for a year ?
