Me and the OH are looking into moving to the UK and wanting to buy a property however this seems pretty much impossible in the current climate due to a lack of banks lending money to people with no credit history. (She is from Poland and i've been out of the UK for nearly 10 years with no ties at all financially)

We have a combined personal income of around 85k GBP per year from our LTD company + some cash in the bank to act as a deposit. We are both directors of our LTD company (Not powerfully built) and pay ourselves a low basic salary + dividends which makes up our personal incomes and have proof of this in the form of bank statements from our Personal accounts. (Stupidly I still do all of my banking in Australia due to their banking system being much more reliable than in the UK)

Anyway having spoken to several mortgage brokers they have pretty much said that as we don't fit into the specific boxes despite a reasonable income there's no chance at all of us securing a Mortgage in the UK.

We don't want to rent as we would have to pay 6 months up front anyway (Circa 10k GBP) which seems to be a good chunk our deposit and can just sit tight where we are paying 300 gbp a month in rent (Greece) for the next year or so as its not urgent but it would be good to put down some roots in the UK

Does anyone know of a Mortgage broker/Lender that's able to think outside the box and take on a client based on their own merits?

By the end of this year we should have around 50k saved as a deposit and would be looking to borrow another 80k or so in order to buy an apartment/Cottage in the South west.

I'm assuming your LTD company is based outside of the UK?

When you return to the UK, how will your income be derived? Still from the company based outside of the UK?

The company is registered in the UK with Companies House and the majority of our revenue comes through the UK LTD company although part of our revenue comes through our Australian ABN (Some contracts are Gvt PSA's and require an Australian Entity). 90% of the LTD companies revenue comes from Australia with the remaining 10% coming from the UAE and NZ.

When/If we return to the UK everything will be operating as it is now (Hopefully on a larger scale as we are planning on opening an office)

Do you produce UK accounts and pay UK tax etc?

I have a good friend of mine in Singapore that amongst other things does assist with expat mortgages amongst his other bits and pieces as an IFA.

PM me if you want a contact and the details of the company he represents.

My only connection is as a friend and a satisfied customer.

Would be interested in this, if you don't mind PM-ing his details?

Thanks
