Normally the agents snap up anything worth having before it gets to market but this is up for grabs and Im looking for the catch.

Whats the area like? Doesn't look fantastic on streeview. Perhaps there are a lot of unoccuiped shops close by with far cheaper leases? The lease has a break clause in 4 years time - could they push hard for a significant reduction and make that yield drop hard....?

Its fine I know the area, that's not the catch - the 4 year break is a consideration and I don't know how long they have been in the shop - will ask.

Perhaps the tenant is in trouble, missed a payment or two. If they go bust you are left with an empty property and may struggle to find another one at the same rent.

Happened to me about ten years ago, I bought property without even looking at as the lease had 14 years to run at £14,000pa. I paid £70k for it but only got a couple of months' rent before the leaseholder went pop. I was lucky to sell it empty for the same amount a year later but the interest and costs were very painful.

Yes, I was an idiot.

I have a good contact in the estate agents that are selling it, let me know if you need any help getting further 'details'.
