I've recently found myself debt free, other than the mortgage which I've just paid off a lump sum and has 10 years left to run (I'm 30 always wanted it paid off by time I was 40). Got a promotion at work recently and finding that I have a decent excess of cash at the end of each month and I'm trying to figure out what I could do with this to get a good return.

I'd thought about BTL, but the issue is have is I lack a large lump sum, I've got 5k then about 1.5 a month I can save so in theory I could have 20 odd grand in 12 months. 2 bed fixer-upper type flats range from 60-80k.

Other than this I'm short of ideas, don't fancy much if any risk, could just focus on getting the mortgage completely paid off, works pension is good, job is as secure as much as anything else.

Any ideas?

You could do a lot worse than to follow the example of Merc131 in the lower part of this thread
http://www.pistonheads.com/gassing/topic.asp?h=0&a...

Investment Trusts are a good way to get a diversified foothold in the Market without those high upfront loads.

Maybe trickle feed the 1.5, but hold the 5K as things are a little high at present.
Use the 5K at the next correction.

Thanks for the replies. Will need to look at the ins and outs and gain a better understanding. I'm putting the extra money in an instant access savings account at the moment, it's only psychological but if I don't get used to seeing the extra income in my current account there's less chance of me pi@@ing it up the wall!!!
