when did lease extensions have an admin cost?

I have been asking for over a month now for details of the cost of a lease extension on my property and now i get a letter through (just after the vat increase) saying yes they will ask for an admin fee of £300 + VAT, now that seems a little unreasonable, can I go direct to the freeholder and miss out the middleman or is that not allowed?

Seems like anything I want the property management company will do for a massive fee every time an Im not liking the idea of paying them to pickup the phone and ask the freeholder when i can do it myself.

So can I or do they have me over a barrel?
