Villa Contract

Does anyone have a view on this?
We've sick and tired of this villa and want to move out. Persistant problems with the pool and air-con, so we want out.
The contract states that we have to give 2 months notice at the end of the contract. It also states that that if we terminate the contract before the expiry, that we have to pay 2 months rent as a penalty. Do you think this means we can stay in the villa during this period? Sounds like a no to me, but was just wondering.

If your contract is standard then you need to pay a penalty of 2 months if you elect to terminate before the natural expiry of your contract. This does not mean that you can stay there while the 2 months elapse. It's the same for most apartments (mine included). Hope it helps!

From experience, you can sometimes negotiate on these sorts of things if you are willing to find the new tenants for your landlord. If you can guarantee that there will not be a break in his income...
