Thanks.
We like where we are in Arabian Ranches but it is hard to justify the rent when we can get something larger for the same amount. Our landlord is great though and that is something rare!
That's worth a fortune! We like where we are in Arabian Ranches but it is hard to justify the rent when we can get something larger for the same amount. Our landlord is great though and that is something rare!
Some friends are just about to move from a 1 bed in the Greens to a 2 bed in Palmera, they really struggled for 2 bed alternatives that aren't miles away for around the 150 mark.
Have you looked at Jumeirah Park?
It's worth checking out the Townhouses in Greens Community East, Dubai Investment Park.
They offer great space and as far as the compound is concerned, I think it's one of the nicest in Dubai. Nicely landscaped with lots of trees and parks. It doesn't feel like you are in Dubai.
The facilities are excellent too.
Greens Community West isn't as nice IMO.

Thanks all
We are trying to move further towards the E44.
Our kids take a bus to school but since there is only two of them on it, we don't think they will run for us next year so I may end up dropping them off on the way to work (SWMBO did not appreciate my argument that this would require changing the car to some twin-turbo German uberbarge out of warranty!) Would also make it closer for her to go and get them in a taxi (guess who cannot drive....)
But the thoughts of the nightmare problems some friends have had with landlords is making me double think. That being said, our lease ends at the worse possible time (mid June) which is the big changeover period and less movement on rents.

Are they ever going to deal with that roundabout though? They offer great space and as far as the compound is concerned, I think it's one of the nicest in Dubai. Nicely landscaped with lots of trees and parks. It doesn't feel like you are in Dubai.

remember how bad al khail road used to be a couple of years back? don't know why they didn't take the opportunity to do over that roundabout/flyover abomination given its one of the main drags down to the new airport.

I commute daily from DIP to DIFC.
I take Al Yalayis Road to the E611. Smooth sailing, no traffic. 25 mins door to door.
The big roundabout is expected to be finished later this year.
How long does it take on way home though?! I take Al Yalayis Road to the E611. Smooth sailing, no traffic. 25 mins door to door.

I go to DIP for a quiz night at the Toad on a Wednesday, and it is a gamble every week (around 19:30) whether the traffic will be ok or not. Certainly does look like they are looking into fixing it, but as with all the things Dubai I can't picture what it will look like when it is finished until it is finished!!

As above, avoid the big roundabout. Take the E611 (Emirates Road), onto Al Yalayis from the opposite side. There is no traffic including rush hour.
I see - I thought Al Yalayis was the E77, and you had meant Al Yalayis to E11. I just looked at a map, and can see that it is actually the other side of roundabout. Unfortunately does not help me for getting to my quiz as i'm coming from Garn Al Sabkha!
I live in DSO.
Like it, 15-20mins from pretty much everywhere in Dubai depending on traffic of course. Schools, gyms, supermarkets.
Still a lot being built tho so it's patchy.
About 300 villas to become available as my employer has decided not to renew the tenancy contracts. How that will effect the rental price in the area is anyone's guess.
Layan community will have a smaller exodus but a lot of 3-4 bedroom villas about to become available south of the 311.
A lot of unhappy bunnies in dxb this weekend.

Thanks - does that have any connection with the new population of Meydan (deliberately not namibg names)
Drove around DSO yesterday and also managed to find our way into the polo homes development at Meydan. Very small plots but niceish villas. There was some other development next to it along with lovely entrance Road but no signs, no names and the security guard just kep saying private. Cars were going in though.
The Villa seems to offer largest floorspace for the rent have gone up around 25k since our friends lived in late last year.

Hi,
Yep I'm one of the lucky ones. It'll be interesting to see how the Dubai property market handles an influx of 500ish ready to move in villas during the "busy" summer months. Deals could be had.
We are being shifted to the new compound on the cross of the E66 and E311. Is that the private access you were taking about? 4 bed villas larger than that I'm currently in at DSO but little to no garden and nearest supermarket and gym is funnily enough in DSO.
Exciting times ahead.
