Landlord scamming us

Here's a new one.
As you may know we're off back to the UK in January.
Met the Landlord's agency last week to give notice and find out what the charges are.
AED 5,000 - to break the contract early
AED 1,000 - per returned check
AED unknown - maintenance to the apartment when we leave
The above are in the contract, sucks Satan's balls but it's there in black and white.
Here's the kicker.
AED 4,500 - the Landlord thinks the apartment will be empty for two weeks while they do the maintenance and arrange another tenant. Not in the contract but we've been told that if we don't like it, he won't break the contract and we'll have to pay full term.

Thinking of going legal just for the sake of it. That said, the landlord is a Maktoum and there's every chance we'd get royally fked (see what I did there?) and it would make the leaving process harder than it already is.
Doesn't matter what level they're at - they're all the same.
