Currently in the process of finalising my AIP for my first home. Already been approved for a mortgage on decent flats but looking at a guaranteed mortgage with an aunt, that will hopefully enable me to move up to a small home.

Working in northwest London Zone3/4 but I usually commute by road because I would visit family afterwards. Would consider train if I had to. Only in office 2 days a week, but would like a less than 1 hour 30 commute by both road and train.

Currently live in SW Herts

Budget £180-250,000

2 bed+ freehold house with parking and garden

Considering the following areas based on value for money Gain

St. Neots - visited here, apart from finding the town centre quite dull to look at for a young person, I thought it was nice enough. Good connections to London. Good selection of little shops and supermarkets

Sandy town - like St Neots, but seems like it has less going on and a bit rougher around the edges. Closer to London, however.

Gamlingay - this place looks nice but it seems more expensive.

Aylesbury - I don’t mind Aylesbury but it seems I can only get a place in a sthole for my money.

Luton - the only thing Luton has going is that it’s close to home and work. I really dislike Luton but I would consider it as a last resort.

Biggleswade - same as Aylesbury

Hockliffe (Leighton Buzzard) - looks nice unless I am missing something? Nice and close too




Any other suggestions would be great

Silsoe/ Bletchley / Houghton Regis should all be doable in your budget
