Evening everyone.
I am looking for some feedback, ideally from mortgage brokers or anyone within the property and finance sector. Here is a quick run down on my background;
I have been involved in property investing and the finance side of things for a number of years so I know most lenders out there, how mortgages work behind the scenes and what boxes need to be ticked. Along side property investment I also run an e-commerce small business and with finance facilities in place I am also familiar with basic terms and FCA licensing etc which I have. As my property investing has/is growing it has allowed me to step back from the ecommerce company and focus more on property (also good timing as the e-com retail sector is taking a battering now).
In 2020 I moved to Spain, one thing I have always struggled with it finding a good broker who really specialises in ex-pat cases, everyone tells you then can and when I quiz them on this or recommend some niche lenders you can usually hear the confusion in their voice.
At the moment I am about to finish a project where the property was purchase cash and I am wanting to get it on a holiday let LTD BTL ex-Pat mortgage (granted I know its niche), 2-3 brokers I have talked to have came back with virtually nothing and told me I need to wait 6 months (standard rule but not essential), one of the biggest/only 'ex-pat' specialists offered me a mortgage I knew would get knocked back but they were sure it was fine after using the same lender for 6 years... it got knocked back due to my location, they then offered me a crap rate with someone else. In the mean time I have done my own research and spoken to a number of small building societies and specialists and found a lender which ticks every box and at a lower rate than any broker has offered me. There was more option but as I am not a broker I could not proceed.
I love a challenge, working with finance and numbers, its something I have always been good at and I think I can really help ex-pats with mortgages as I am one myself. I have a list of good & niche lenders and would be happy to put my own database together so I can really find these deals for clients based internationally.
I dont really need a salary immediately tbh and would be happy building a client base, developing a nice site, paying marketing etc and I am also fairly well connected within property groups so once word gets around I am sure that will help too. More of a longer term plan but in the end I feel it would pay off and be enjoyable.
Has anyone on here done this line of work, I have looked and presume CeMap 1, 2 & 3 is essential. Is there more you recommend?
Granted I dont have a mortgage background but I hope my experience can hold up and also help guide people with investments, I can talk to brokers and other property developers/investors for hours as its something I have a real passion for.
