Estate agents in Zug

Hi,

Not strictly a car question but can anyone reccomend an estate agent in Zug? Figure a lot of you seem to live thereabouts. Need to look for an apartment to rent. Have been assigned a consultant to help me out but would also like to have a look myself.

For Zug the best place to look for rental properties I find is:-
HomeGate.ch
AmtsBlatt.ch - it is a local directory mag thing that comes out every Friday. I used to pick up a copy them ask my relocation agent to fix up viewings etc.

Any particular areas in Zug you are thinking of?

Central ish... not really too sure went for a look round with the consultant, liked Rosenburg, but just missed out on a flat. They seem to go almost as qucik as in London.

If you have any reccomendations that would be great.

Some people get lucky finding a property straight away and others have a nightmare. In Switzerland even if you find a property it doesn't always mean you will get it as I found out (they choose Swiss people instead of me and the wife!)

If you want central then look at Cham/Baar which seem to be favourites. Else take a drive up to Aegeri Valley (Unteraegeri and Oberaegeri) and you might be smitten (the wife and I where).

Also depends what you need, e.g. good transport links to Zurich or lots of mountain activities/views etc.

Close to work and near the centre for going out are the main things really, and parking (want it for two cars but i doubt i can get it). Had a look up in the Aegeri hills, it is lovely up there, but after commuting in London just want a quick walk to the office.

Thanks again for all the help. Had a look on those sites and found a couple of places which i forwarded to my consulant.

Thanks again for the help, managed to find a place...

But they want a three month deposit, is this normal in Switzerland?

Yes a rent guarantee can be up to max 3 month net equivalent (without expenses: heating, water and other sundries). The amount is usually deposited in a blocked bank account during all the lease period. You get the money back at the end

3 months does seem a bit steep. However I think we got lucky as we only paid for 2 months rent deposit and didn't have an initial fixed term agreement.

Make sure you go through the initial inventory and check everything to see it working etc. Lots of horror stories of people having to pay for issues that they didn't cause. I would recommend getting insurance (although don't let the landlords know you do, as I have heard that they can try to make your insurance pay for things when you leave).

Also another lovely thing we found out is that you have to pay the first 250chf (I think per year) for any fixes e.g. we had a problem with the electronics and the bill came to 200chf, which we had to pay - nice!

If cash-flow is an issue, you could ask the landlord if they accept www.swisscaution.ch You pay Swiss Caution 5% of the deposit pa. If there are any deductions made when you move out you have a liability to Swiss Caution.
