New Estate going up next to the track - Potential Nimbys?

To my horror the other day whilst going out towards the track/airfield for a mountain bike ride I found that they are building a new estate almost next to it. Knowing what problems Goodwood have had in the past with some vocal locals I hope this isn't going to cause more aggro.
Gets my goat when people move in next to something then try to affect it's operation.
Still the Revival had something like a 90% approval rating with locals when it was first proposed. I suppose I shouldn't worry too much, should I.....

Cuck me, I’m getting in there - think of the rental potential for all the Goodwood events... not just motor but gee gees too! Rolls Royce too need endless local accommodation and they’re expanding too.
This! There’s also something like locals within a mile get free event tickets however I imagine that will also not be included as part of the small print. The Duke of Richmond owns most of the land around Goodwood. It wouldn't surprise me if he insisted that within each house sale contract the buyer acknowledges the Goodwood events and undertakes not to take action to stop/restrict the events there.

Given that the Duke and Duchess of Richmond both submitted objections to the development it is unlikely that this land is owned by Goodwood.
The Goodwood Motor Circuit Consultative Committee also submitted a letter giving their concerns over the development given that it with is with the 400 meter buffer zone, and it is properties on or within this zone that generate the majority of complaints.
The CDC planning portal has almost 200 objection comments from people which appear to have been ignored.
For those thinking that it represents a good opportunity for rentals I would caution that within a couple of miles of the Motor Circuit we we have the commencement of 800 homes at Shopwhyke, 200 at Tangmere and Bellway have just completed a estate opposite the RR works entrance on Staine Street.
Supply is outstripping demand with Cala at Shopwhyke rumoured to be mothballing until the first phase sell through.
On top of this on the west side of Tangmere there is a strategic development site earmarked for 1500 houses, only the determination of one of the landowners is holding it up.
Chichester Council will happily screw over the local population and Goodwood alike in the pursuit of Council Tax revenue generation and it lacks the backbone to stand up to central planning housing quotas.

I feel your pain, on the bright side at least they have decided against building virtually in the middle of Brandy hole Copse...Anyway, the local freebie rag is stating 300 homes on the bit next to Goodwood. If it’s anything like what happened at Brands Hatch, the houses that went up right next to the back of the GP circuit were sold with a 20 percent discount, but the new residents still kicked off about the noise and congestion during race meetings.
It’s by far the cheapest way to raise the value of your existing property. Beats doing an extension as well. Its noticeable that the most expensive houses on the new Madgewick Park estate are those closest to the circuit and airfield. The cheap (-ish) seats are at the south end nearer the A27. I wonder how long it'll take the new owners of their £600k Barratt home to start complaining about track days or Goodwood's Cesnas doing circuits?

They are not going up especially quickly. Lots of ground work going on but yet to see any bricks when I went past a few days ago.
It's quite phenomenal and depressing how many houses are sprouting up around here at the moment. It's not as if they are all good looking. The old RMP barracks development is depressing. Not quite brutalist, but utterly soulless. Maybe it's my age....
