Following on from your advice and support, stage 1 of the relocation is underway. So, upon my return from Lemons I shall be a resident of Psychobert Towers.

Whilst the men behaving badly living plan is likely to appeal to my hobbies, my liver/doctor will probably not agree and therefore I am looking longer term at where to purchase the new Shnozz residence. So, I need some local knowledge, with sh1t or good comments next to each of these places which have been shortlisted due to the accessibility to Milton Keynes and Northampton. If you want to expand on any particular points, feel free. (oh, and desborough is still in my list but I have had info on Des before, so thought I would exclude it this time. Its also another 30 mins from MK each way although if its top choice, so be it...)

Irchester
Raunds
Finedon
Burton Latimer
Great Doddington

I like the look of the places I have seen in Irthlingborough and the commute looks pretty decent. Not knowing any of these areas other than via rightmove is a tad on the difficult side as well...

Your help is greatly appreciated. Provided I don't end up living in a dump.

I`d say there`s not much to choose between them. Gt Doddington I`d guess is the most upmarket,(village) and BL is on the A14, and within 5/6 minutes drive of Kettering town centre.

We did the same a few years ago. Moved from Reading area and needed somewhere close but not too close to MK.

After spending 6 months looking, we shortlisted to the Towcester area, 15 mins to MK, 15 mins to Northampton, good links to M1 & M40.
We were on the south west side of Northampton until 2 years ago in the housing estates, but have now moved to Blisworth village.....it's fab, peaceful and quiet, but still has the access routes.

If I was looking for good access to both Northampton and MK, I think I would be looking at south rather than North Northants, like Stormin suggested, Towcester would be a good choice, straight down the A5 to MK and straight down the A43 to Northampton.
But good luck with the search

I would avoid Irchester and Rushden,
surrounding villages are nice though- podington, harrold, sharnbrook etc.
Higham is quite nice, though its very close to rushden.
Rushden is 'ok' but because the house prices are/were low loads of young peeps from Bedford moved up there.

Again I would side with these guys, any of the villages over towards Towcester & Stoney Stratford way are nice, Towcester itself is quite nice but prices tend to be slightly higher.

Have you looked down mid Beds way, maybe Ampthill, Maulden, Clophill? Its close to MK without being too close, nice areas and not overly expensive.
Or try round Newport Pagnell.

As with everywhere all the above have pros and cons but . . .

Irthingborough - watch out for locals and gypos

Higham Ferrers - not always as quiet as it seems (close to Rushden)

Irchester - not bad gypos more setlted

Raunds - watch out for the locals and those that live opposite the Co-Op

Finedon - best so far (except DO NOT TRUST one local garage there)

Burton Latimer - kids in centre that's all

Great Doddington - best of the bunch, quite sleepy

I was hoping one of those was going to be a real gem as the prices are keen! I was hoping to be able to justify a nice big house at a bargain price and a double garage to fill with exotica with the change!

ah well, seems you get what you pay for after all

I dont know why, but I seem more drawn to the east of the M1, although for no particular reason. Whilst my job will be in MK/London, the g/f is looking for jobs all over E Mids so I'd like to be fairly accessible for all parts rather than concentrate on MK.

Irthlingborough was a big favourite up until reading that its full of gypos. I liked the look of it, on paper

Have you tried taking a look on upmystreet.co.uk for some of these places Shnozz - may help to get a bit of a profile of the type of people that live there. Not sure how accurate it is, but has seemed to be fairly spot on on for areas I've tried in the past.

If you've not used it before, just type in the postcode (or town name if you can't be as specific as postcode) and towards the bottom of the page there's a link to 'Neighbourhood Profile'. You can sometimes find some other interesting stuff on there too which you might like, or which might put you off an area.

We sound so negative about the area, when someone asks what it is like you do tend to be quite critical of the areas, even if we have never lived there.

Somewhere like Irchester,
I lived 2 miles from there, never had any problems, the houses were fairly nice/OK and even though there was a gypo site just out of the village, you wouldnt know it as there was no probs whilst I was there.

Every area is the same, has the same problems, good people, not so good people.
If it means living in a 5 bed mansion, then do it, its just your direct neighbours that would be worth checking out.
We live in the centre of Northampton and have lovely neighbours, it makes up for the ruffians at the other end of the street, its also nice in a way to be so central as we can go out to a pub without worrying about who is driving home.

I would go on a county tour, have a few walks around the village, I reckon you will find out more doing that as you will know what you can live with rather that what others would like to live without

You're right Di, it does all sound very negative. I've heard some negative comments about Rushden and surrounding areas but I'm just sticking my fingers in my ears and not listening because Chris and I want to buy this

Well that looks amazing- and it just proves something, because that is it a good part of Rushden (the old part) so you just cant rule out somewhere like that

I just want to go and stand in the garage, it reckons big enough for a dozen cars. PH Northants HQ perhaps ? Who's in ?! I'd like to bagsy 6 parking spaces, is that greedy ?

No, I've misread it, outside parking for 12, room for 6 in the garage

In that case, I'd like to bagsy 3 slots in the garage and 3 outside. Anyone else ?

shnozz: to be fair Irthlingborough isn't full of gypos, they mostly resided Irthingborough end of Wellingborough

For what you want you might as well look at west end of Northampton and visit the excellent villages and countryside nearby

MrsBC: go for it, within walking distance is Rushden Historical Transport Society at the old railway station probably best beer range and quality in the county, bar is gas lit and was the ladies' waiting room and occasionally has interesting types in

Rushden High Street tho' is not for the genteel

I have known these areas for about 15 years when my dad, brother and me built houses in Rushden. We lived in Shefford at the time (mid beds)and could see good potential for new building sales. These areas had just started to attract Bedford people to move their for cheaper housing.



We moved to Higham Ferrers to our 5 bed 2 years ago, and it is far different today from what it was 15 or even 5 years ago. House prices have risen above average, and the area (mainly Rushden and Raunds) is having a big update and goverment funded boost.



It has been the best move for us (moving from Cambridge), not only is the commuting route excellent, the house prices are still relitivly cheap and things are definetly on the up.



In my words a good investment !!
