I am about to put my house on the market and obviously want to maximise on profit whilst also ensuring an easy sale/completion.

I approached the agents I bought it through for evaluation and they are more than happy to handle the sell.

I may be in a fortunate position as the agents don't have any other similar properties on their books and apparently they have viewers ready and waiting.

However, some friends of ours suggested not using an agent and doing a private sell on tinternet. Has anyone had any experience in buying or selling property on the privately/ on tinternet? What were your experiences?

The property is a 1 bed end terrance (ideal for investment or 1st time buy) in a quiet cul-de-sac in St Giles (New Duston). Parking for 2 cars off street and a private garden out rear. The upstairs bathroom and bedroom have just been re-decorated. White goods and some furniture can be included. The agents valued it at £108 000.00 before we decorated.
Is it even worth considering an internet/private sale?

Hey Garrick,

I've heard of people who have done this, its quite straighforward as everything goes through solicitors anyway, so all you have to do is find a buyer and agree a sale price.

probably worth putting an advert up on the web with a easy to remember address - stick that on a for sale sign outside the house...

I have tried selling on the Internet , in fact I have a property on PH classifieds.
The property site I tried didn`t get me any good viewings and you can get sucked into paying out to extend your advert once your setup.Any agent that tells you they have buyers waiting is just spinning a line , they all have lists and their phones constantly ring with enquiries but they arn`t all capable of matching you up with a buyer.
My advice would be to find an agent that has a fixed fee , free adverts and has a good board presence in your area , its then up to you to phone them regularly and use the feedback to manage the situation.
If your going to sell now you have a very short window before things shutdown for Christmas.

Try Millers Estate Agents Northampton 01604 239999, Speak to Matthew only. We buy and sell a shed load through him. He is honest, very very hard working and wont give you any BS. Say James from Gemini sent you and he will look after you.

Still very much undecided as to what to do... I have an agent coming around this afternoon to re-evaluate the property.

Good to see you're still around Ian. Had no idea you lurked about the Northants section

It was the red MR2 was at Brunters Mycroft I take it you were there too? I seem to remeber a black S with twin exhausts cool

He should be in the area tomorrow for the black tie do.

Garrick, a guy at work sold his his through the internet and it sold quickly, it certainly saves on fees, but he knew what he was doing.

If you have doubts then it might be safer sticking with an ordinary agent.

and www.thehouseexchange.co.uk They are all free so you have nothing to lose.

I decided to stick with the estate agent option.

They came around on Saturday to take photos and measurements (an hour before the 1st viewing). Things went a bit slower than planned and the couple viewing the house arrived as we were finishing up.

An hour later the couple put an offer in of our asking price as long as we left white goods in the kitchen - which we were planning on anyway

Anyhoo Solicitors have been instructed to start things rolling. There's no chain involved and it looks like we could complete before xmas (fingers crossed)
