We live in a (currently rented) terraced house the middle of Northampton, that we would like to buy (LL is open to this).

If we buy it, we would want to do some work to it; new kitchen, add a conservatory, change the bathroom around, tank the cellar, remove a staricase.

We want to know before we make an offer if what we want to do is feasible. We also want to know the costs to repair some bits that the LL ignores.

Can anyone recommend anyone please?

First of all have a meeting with the planning dept. at your local council. They will tell you informally what you can and cannot do.
It will only be generic advice but will save a lot of time

Thanks Jaz

Having looked at the similar properties in our street (as they came up for sale recently), we know that what we want to do is possible from a Planning Dept POV, it's the feasibility & costs that we need to discuss smile

Best to ring a couple of local builders and invite them round for a look and chat. Be warned that any good builders will be busy and booked up well into the future. They may also ask to see some drawings of your proposals before they give you a firm quote.
They should be willing to give you a rough indication though.
If you need some drawings further down the line, let me know.
