Hi,

Do any Brits on here have any experience of buying & renovating a property in Italy?

Ive got the opportunity to buy somthing rather lovely overlooking Lake Como which needs alot of work, but I am after advice as not bought overseas before.

Done alot of Google research, but can't beat first hand experiences.

My sister and brother in law have a place in Tuscany and they have been doing it up

for 7+ years.

The quotes for repairing/replacing the roof were ridiculous so he did it himself

with help from his sons ,much cheaper.

He is a member here but never posts and i don't know his username either.

Hi Toxicfrog,
first of all I'd suggest to read “Under the tuscan sun”, written by an US lady who restored a farmhouse in Tuscany.
I've done the same twice there in the last ten years and can confirm 100% that kind of experience, both when positive and negative.
Second, if you have good knowledge concerning building restoration to understand if a supplier/technician is going on well (as I have) then it's fine but still you have to look after what they are doing almost every day, and that takes time.
If you have no experience, then you are in a mine field...
I was born in Milan, still I had problems with tuscan characters, you come from abroad and it's probably even more difficult dealing with foreign characters.
I mean: I'd be seriously worried if I had to restore a house, let's say, in Turkey,
Third: be aware that here taxation is increasing continously and dramatically, particularly on properties.....
But, if you fancy adventure, then you might have good experience.
In fact many brave foreigners are enjoying holiday houses in Italy.

i live in italy, at the moment prices are quite low. maybe it's usefeull to know that untill may or june you can have a 50% exemption on renovation works (i think the date is supposed to be the sign of the contract).
