Very easy to find the info! £6 later i have full details of a plot of land with planning permission for 4 bed detached. Now what's the "average" build cost?!!
4 bed detach - £70,000£70k!
I've seen people pay £30k just for a single storey extension.
I guess it depends where in the country you are, and the quality of finish you want to achieve.
Isn't it something like £1000m3/m2 (not sure which it is) for a good quality finish

4 bed detach - £70,000I've been told that roughly 60% of tht price is in labour though. It depends on how much of the work you wish to do yourself.
In my no doubt naive plan I intend to have the house made watertight with the finished frame, skin and roof on, then do most of the interior work myself.
As you say the quality of finish makes a massive difference but if you are willing to spend the time then a big saving can be made imo.
I await being ripped to shreds for my optimistic outlook haha.
Dave!

generally 50% of cost is attributed to labour regardless of the elementIn my no doubt naive plan I intend to have the house made watertight with the finished frame, skin and roof on, then do most of the interior work myself.

the big risk in a new build is getting out fo the ground, once you're constructing the superstructure (assuming that you don't vary the sepc in any way) it's fairly plain sailing WRT to cost
bear in mind what your time costs you
it may save you £40k fitting out a house but in the time it takes you to do that you may have earnt that nett
