Not which way the housing market is facing (floorwards) but which direction (N, S, W, E etc.) is best for a house?

Looking at a new development plan and I want to pick the best one before opening negotiations with the builder.

I'd say East but it's pretty st if you're on the West coast

My house faces north east, which means that the afternoon and evening sun streams in through the patio doors.

The patio is also a lovely suntrap, wouldn't want it facing any other way.

north or north east so you ensure your back garden gets as much as the sun as possible

Obviously before buying any house you should carefully assess the direction it faces otherwise your Feng Shui will be all over the place. And thats a risk I know not many of us are willing to take.

If you live on the beach on the south coast, a north facing house would be a bit st.

It depends where you are.

In general terms a 'south facing garden' is quoted by agents as an advantage.

With some justification - you won't get much sun if it faces north; too bad if you like sunbathing or gardening.

East for me! I get to enjoy the sunrise through the bedroom window in the morning, and for most of the day (well the better part of the day) the rear garden gets the sun.

When I arrived in the States I gave the Real Estate Broker my list of requirements.
Around ten, among them was a south facing back garden.
He went blank and stared.
I asked "Is this not the way is done heresmile"
He said "No" "I wish everybody did that"

Basically, it's do you want you tomatoes in the front yard biggrin

Yep, we have a South Facing Garden and we get the sun all day long(assuming there is any). It's pretty good, BUT it does mean the North end of the house is not so bright...

My previous house had a back garden that faced due south - which was superb for the sun, but in summer months it actually got as bit *too* much, as there was very little shade from vegitation, and it got too hot sometimes.... we had a conservatory on the back of the house, which in the height of summer was useless between 10am and 6pm, because you needed to open the doors and all of the windows to make it bearable.

Current house frontage faces SE, and the rear garden faces NW which gives us morning sun on a patio area away from the house at the bottom of the garden, and afternoon sun all over the garden.

The side of the house that faces NE is simply the path down the side of the house, at it's boundary - so no real loss by it not getting the sun.

We have a west facing garden and as our living room is at the back of the house with French doors onto the patio this is great. As there is nothing really behind us we get he sun till it sets, perfect for summer evenings

House direction is usually taken as the direction faced by the front of the house.

Thanks for all the replies.

I think NE is probably best with a windowless house side facing the N edge. That way all rooms should get some sun during the day.

It will be interesting to see how the developer plays my offer.

Depends on how long your garden is and whether the house would block the sun from it entirely

If you have a nice big front garden south facing is better,nerd if you have a nice big back garden north facing is better,nerd and if you live in a terraced house it makes fk all difference....
