Hi guys,

Same old boring subject i'm afraid!

Looking at finding the best available fee free tracker at the moment, best i've found so far is:

Barclays/Woolwich - .89% over base lifetime tracker, no early repayment fees or set up fees.

Is anyone aware of anything on the market better than that?

Mortgage is 30% of house value so should be able to get any deal on the market I would hope.

Thanks in advance.

Do you really want fees free, or do oyu want to do it on true cost and work out whether an arrangement fee and a lower rate will work out as more cost effective?

Hi scotal,

I like the idea of a fee free tracker, with no early repayment charge, as this way i can run the mortgage for as long or short a time as possible.

I'm taking the gamble that BOE base rate will fall over the next year and so will my monthly payments, if there are then better deals on the market i can change my mortgage at no cost.

If i tie myself in to a fixed rate for a set period of time then i may lose out on some better deals during that time.

If i pay fees up front, then to get good value from the mortgage i'm likely to have run with the mortgage for a longer term.

Hope that makes sense, i may be talking st!

Thats only 3 banks.

And anyway, isnt a tracker rate based off the BoE's rate, rather than the commercial banks? If the BoE doesnt change, then the tracked rate wont change.

Of course, they can always say instead of BoE + .25, they'll now say BoE + .5, thats a different story.

That article references mainly fixed rate mortgages, and high LTV stuff.
Which doesn't affect the OP in either case.

Margins on trackers will I suspect get raised soon.

Woolwich increased the tracker this morning, it was .84% over base, it's now .89%.

Just got your mail, will call on Monday.

Cheers.
