Can someone with the ability give me some ideas on how to redesign this floor so that there is a reasonable sized ensuite/wetroom in the biggest bedroom and a larger main bathroom. I'm crap at interior design frown

Wouldn't you be better with an arcetect than an interior designer?

I`m no Interior designer or Architect, but what you are asking based upon the plan sounds bloody expensive. Buy a new house instead with the layout you want perhaps?

How about an Aztec? Just do it stepped pyramid format, it'll be fine.

I don't own the house yet....but it's bloody cheap! So funds are available for the alterations.

Don't do a wetroom - recipe for disaster
If you can't provide a new soil stack for the additional bathroom, you might need to use a turd grinder (aka Saniflo)

I make that...um....23 minutes into the project, and you've changed the requirements already. No bloody wonder most home makeovers turn into a monumental goat-feck.

Are you semi or detatched?

Just thinking about getting waste out of the new en-suite.

Can you show man holes on your plan if you have any at the front of the house.

Oh, and can you show what each wall is constructed of (timber stud or brick) and whether it is stuctural or supporting.

1) establish a budget
2) add contingencies
3) add provisional sums
4) add preliminaries
5) make client aware of costs
6) sit back and wait for client to find money
7) send invoice for fees to date

Do you actually bill for item (6)?

Ah. Silly me. Stupid question.

Very expensive to move the "Water"

Not ideal, but did you consider putting two doors on the bathroom.
Enlarging B3 and make it the master.
Then moving the internal wall between the old B1 and B2 to give you a new B2 & B3. some built in storage could be accomplished at the same time.

ETA Two doors on the bathroom will give access to people from other bedrooms and make it sort of still En S. but practicle.

House is semi detached.

Manhole is on the drive to the left of the plan.

Unsure about the walls frown It's not my house yet.

Answer depends on you budget and on whether you are prepared to lose one of your 3 bedrooms or not.
Easiest one to sort is the ensuite to bedroom 1.
Where the internal landing wall is, 'extend' that across the main bedroom to between the bay window and the extra smaller one. you may need an extra wall (horizontal in the pic) and door so that you would walk into the bedroom, rather than going into the bathroom, then the bedroom.

'Easiest' option for the larger family bathroom would be to effectively 'move' the existing wall to the other side of where the basin is in the 3rd bedroom.

You're going to have problems with the waste though. I'd look into removing the wall between bedrooms 1&2 and losing 3ft from each room. You'd then have a decent sized ensuite with the waste going outside to the drain in the drive and no need for a macerator.

Increasing the size of the main bathroom will compromise bedroom 3 though so I wouldn't have thought it's be worth it.

But above all will the market in that area support a three bed, two bathroom house? It's cheap for a reason.
