House selling fees ?
Discussion
Looking into selling my house, just had an estate agent round..
House is getting put on the market for £229,500.
Fees are... 4,900 + vat agent
519 + vat solicitor
£6,367 pounds all inn, just to sell a house with no onward move.
When she said this amount I just kinda sat staring at the floor ! , this is the only quote I've had,is it a rip-off,or is this an average price to sell a house of this value ? ( its still a rip-off )
I feel gutted at this.Daylight robbery...

Sell it private www.housewebb.com thats how I sold mine only cost me £30 + £250 solicitors! Your Legal fees have to be paid but shop around they seem expensive.
having just exchanged contracts this week, i've also noticed that the estate agents fee gets lumped in with the solicitor's payments - i paid it separately last time.
i paid a 1.5% fee, but the estate agent did manage to get a decent price.
perhaps you could find an agent who charges less?
in any case, the damage is small compared to the stamp duty on the purchase side.
~2.5% agent's fee is, frankly, a bit of a rip-off.
Treat it as a starting point for negotiations and bargain them down to nearer 1 - 1.5% inc VAT.
Its a real bugbear of mine; assuming your house is relatively saleable, an agent wants £5k+ just to show a few bods through the door whilst the solicitor/conveyancer gets a few hundred tops for far more "real" (i.e. professionally qualified) work.
Even saying that, £519 ex VAT seems steep for a sale; not a lot of work involved compared to a purchase. I'd expect more like £300 inc VAT...

I recently got the local estate agents in to look over the house and give me a price for them to market it. Your Move was by far the cheaper and I was very happy with the professionalism (can you have an estate agent who shows professionalism?) ... hmmmm .... anyway - I wa far more impressed by this particualr guy than with any of the others.
Give em a call - nothing lost but an hour of your life to get them to come out and talk about the sale.

Just given our estate agent the 2 week notice to 'get orf moi larnd'. Sent the letter a week and a half ago telling them that if they could come up with people in the next two weeks who had sold or had nothing to sell then we will do viewings, otherwise don't bother.
Firstly they don't call us about the letter, then they call to organise a viewing with someone who just has the house on the market. When I call them up today I get the owner on the phone telling me that she has taken this very personally and that she is disappointed in us!!!! FFS in US!!!! Erm I thought we were the customer here you dozy moron!
Completely unprofessional outfit and I am glad they are off the case. And they wanted 1.5% for the priviledge. Oh and we had to re-take the photos cos theirs were really bad and re-write the blurb because of their spelling, gramatical and factual errors. And I don't consider organising 6 viewings in 4 months worth 3 odd grand.
So we are getting some others in to tell us EXACTLY what they are going to do for their cash. (We are still considering the DIY option too) We have a list of questions we will be asking them and our minimum expectations. PM me if you want a copy!
