Having just sold my house back in south Wales, I'm planning on buying somewhere down here in Brighton sometime in the New Year. Before I start looking properly, I need to find out how much I can afford to spend. To complicate matters further, my last mortgage was an endowment, so for the next one, I'll probably looking to go part repayment, part endowment.

Because of this, I think the best starting point is to speak to a mortgage advisor. Can anyone recommend a good one in the Sussex/Brighton area?

I agree, use the above plus a couple of other similar websites and you can sort yourself out. Alternatively, pay a financial advisor to do it for you.

I know somebody that used this site but had some problems(I can't remember what tho, hmmm???), there are quite a few other internet ones around so it's worth checking out a few. As for mortgage advisors, I had a very pushy advisor trying to get his commision outta my deal about 10 years ago, it's stopped me using one since then. This probably isn't fair as I know people who have received good advice.

it's always well worth doing your own research before seeing any adviser. Last 2 times we remortgaged the IFA couldn't better the deal I found. I tend to use the www.moneyfacts.co.uk and www.moneysupermarket.com sites but still worth seeing an IFA (if you can find one you trust) as they sometimes have access to mortgages you can't get on the high street

Brilliant guy. Car nut (not sure if PHer). Got my last 2 mortgages thru him - good rates and reputable lenders.

Also, on a different scale, a mate moved up from South Africa, no credit history, banks wouldn't touch him despite a good job/salary - 330k closed in a month.

Thanks for all the replies so far. To answer a few of the replies so far, I much prefer face-to-face meetings, particularly where the subject is complex or important (or both!). If it was a straightforward mortgage, I'd certainly use sites like Moneysupermarket and do the research myself, but since my situation is a little more complicated, I'd prefer to get some professional advise. I'll definitely do some research before speaking to anyone, though, just to familiarise myself with what's available.

Thanks to everyone who has posted recommendations - I'll check 'em out!

if you're going to use a broker you may as well use one who has access to the whole market otherwise you're wasting your time - majority of brokers use a select panel and a sub prime packager for the non conforming stuff, you need to ask them straight whether they have a panel and how many are on that panel.

for example, the countrywide chain of estate agents/mortgage brokers (bairstow eves, connells etc...) have only 9 lenders on their prime panel - what's the point? may as well get the choice of the whole market, rather than a panel 'representative' of the whole market which they try to fob you off with

FAO: thegreatsoprendo plus, don't be afraid of paying a fee for the advice you receive - trust me, the best people deserve their fee! no fee for PHers of course but I won't tout for business on the t'internet and besides, you want a FTF meeting and i'm in derby

could quite easily recommend someone in that neck o' th' woods though

email me if want some questions answered though, quite happy to do that
