Oh Mighty Oracle of PH...

Well, everything else is known so what know ye of the costs of painters?

I moved into this place a year ago & looks like the last bod gave things a very cursory flash over prior to viewing & it really needs doing - and no, I haven't got the time and not particularly much in the way of ability to be fair.

I've just had a quote for painting my flat & I'm not sure if he's trying to have my pants down or if it's fair. (Haven't yet got other quotes in but interested to see what the collective says).

Based in Liverpool, it's a flat within a converted, GradeII Listed Edwardian town house but nothing he's doing affects the listing side, just going over existing paint. (No wallpaper) But of course, it is quite high ceilings on a property this age.

So what do you think is a reasonable cost for doing this lot? Including paint.

Gloss woodwork as necessary, 2 coats to walls & ceilings.

Kitchen, say 10 x 40ft
Lounge, 20 x 25ft
Entryway 5 x 10 ft
Stairway leading off lounge to upstairs - quite tall to be fair & to landing say 5 x 5 ft
Bedroom 20 x 20ft
Bathroom 8 x 10ft

+ sand & repaint 3 exterior wood windows (one 1st floor) and repair some rotten bits in the frames. Not new windows though.

Very approximate I know but what would you expect to pay for something like this? Rough ideas are fine, it's not an area I know much about.

Cheers - PBF

Off the top of my head, two men maybe a week and a halfs work to do a good job on the lot. 2 men @ 300 a week (?) = 600 a week labour + 300 quid for materials?

I would expect an all-in price back of 1500-2000 ish depending on the state of walls / woodwork and how good your expecting the finish to be?

Good Luck!!

The information you have provided relating to room sizes etc. is really not the basis on which a decorator will quote.

The important factors are; where do you live? is it a cheap or expensive area? Do you live in an expensive house? Which cars do you have in the driveway? etc.

The cost of the job will be based almost entirely on your perceived ability to pay and the laws of supply and demand. Daily rates can be anything from £70 to in excess of £200 based entirely on the factors I have stated.

I kid you not.

The only advice I can offer is to go with a specific recommendation from a trusted source and make sure you actually see the quality of their work before you engage them. Final piece of advice is that good people are never available immediately.

Good luck

We just paid to have our front room and living room painted - walls, ceilings, woodwork and materials cost £180 and took two days while we were out at work.

I though it was a bargain because it would have meant me doing it in evenings/weekends otherwise. He was recommended to us and when we got home at night all signs of the work had vanished
