Here's a random one. I'm doing my bathroom at the moment. It isn't the biggest in the world, we're probably talking 6x8 including a 2 ft square airing cupboard that contains a hot water tank.

So, the question is.....if I do away with my bath and just have a big shower instead will I devalue the house? (I plan on selling next year).

I wouldn't buy a house that didn't have a bath.

I wouldn't buy it, if you're planning on selling I'd just go for a white B&Q value suite.

I wouldn't buy it either without a tub.

A long hot soak in the bath is one of life's few pleasures.

Not having a bath is a big no-no for selling a house.

6 x 8 . . . that's bl**dy huge it's bigger than mine! I had the same dilemma last year when I moved in. I was considering replacing the bath with one of those large superfandango all over shower/jet wash jobbies . . . but the consensus of many opinions was don't lose the bath - too many people want them. So I had a shower plumbed in over it instead. Still I've never bathed in it though I also had it re-enamelled in white (was magnolia ) as it was slightly smaller than standard and would've cost a packet to replace - looks like new with a replacement panel. Conclusion . . . imho keep the bath if you want to sell on later!!

I'm sure Chelsea Tractor will be along at some point to confirm all of the above - keep the bath.

If it was me - if the house only had 1 bathroom I'd expect a bath in it - even though I only shower.

Unless I could knock an £5k++ off the price to get one fitted (plus all the hassle, etc, etc).

Go for white - must have a bath - tile it well and fit a quality shower over the bath.

No doubt in my mind that no bath = devalued, but bath plus really usable shower is what most buyers really want

No bath = Big no no IMHO

Probably 9 out of 10 people don't use them anyway but they still wouldn't consider a house without one!

Go figure????

When I bought Wedg1e Villas it had been on the market for a year and the estate agent told me the main reason was it had no bath.

Now I prefer showers so it wasn't a problem for me but when me Julie moved in, something had to be done.

So I installed a shower-bath, and everyone's happy

The room is smaller than yours, incidentally; may be worth a look.

Just don't think about the cost; we're up around two grand and it's still not finished...

definately got to have a bath, imo.

if you're selling soon, don't spend loads, you can get a decent white suite with all the trimmings for under a grand.

Just finished our bathroom why not move the hot water tank into the loft & get rid of airing cupboard then you should be able to fit both a bath & a shower in there?

agree, with the above. am in a similar situation, and i'd say keep both, or have a nice corner bath with shower.

I wouldn't buy a house without a bath.

What are peoples opinions of knocking a small bathroom and seperate toilet into one bigger combined bath toilet ?. There is a separate WC downstairs, would this put people off ?.

who did the re-enamelling ?

Definately keep the bath. In both the houses I've sold to date the one room I've always inproved first is the bathroom. In our last house we purchased a standard white suite, £300 from B&Q including taps etc and got the tiles etc for around £500, a good shower and then got a professional to fit it all. Best £2.5K ever spent, bathroom looked twice what we spent on it, impressed everyone that came round to view and ultimately sold the house to one couple who fell in love with it.

You simply can not under-estimate the benefits of having a decent bathroom, especially if you're thinking of selling
