I'm perceptive enough to sense that there maybe a story behind your rant. Am I right?

Any one or a combination of the following:-

1. They get stroppy unrealistic sellers and buyers on the 'phone and infront of them every day. Usually through no fault of their own.

2. They are an idiot and think that arrogant = makes punter think they know what they are on about.

3. They PTSL that they got someone to pay them 1 3/4% to do 1/10th the work their solicitor is doing for 15% of what their commission will be on a a £200k house

1 step below recruitment consultants.

Only worse than an estate agent is a combined estate/'lettings' agency when you entrust them with your property and they think this is carte blanche to try and rip you off as you are thousands of miles away.

The buggers.

To join in the fun

Our house went on the market a few weeks ago, for which the estate agents will be wanting their 1.5% of flesh when it sells. The story so far:

Photographs - had to re-take them all again myself as the agent didn't have the first clue as to how to take a halfway decent picture.

Description - full of spelling, grammatical and factual errors (windows suddenly appearing where there aren't any, for example). Not only that, but it made no effort to 'sell' the house at all. I understand that estate agents are no longer allowed to be as 'creative' as they used to be, but really... Had to completely re-write it for them.

Sales effort - took ages to get onto the RightMove website and even then all the pictures but the main one were missing. Only two tiny placements in local papers so far. Has lead to only one viewing so far.

Feedback - person we called couldn't supply information on how many people the house details had gone out to, didn't have a clue what was going on in the market etc etc.

Overall appraisal: fecking useless. And for this they want three grand?

(not picking on Rude-Boy)

Point 3 - The estate agent will only get paid if a sale goes ahead. The Solicitor will get paid even if the sales falls apart.

Point 2 - Arrogance/ Confidence are a close call.

We have just sold our place and our Estate Agent deserves all the money owing to them for their 1.5% commission. (a long story behind that statement)

The 2 before that where a pile of sh!te and glad we got rid. (See above statement)

The Sales guys are generally full of themselves but at the end of the day get a job done, so we had no probs with that. The guys who work behind the scenes are very nice and knowledgeable. All that is with our current agents.

IMHO.

Bloody hell, I just said nice things about an estate agent

Perhaps your cut price commision deal reflects the level of service you receive. Paying peanuts will only buy you monkeys!

Got it in one rude-boy!

Have a friend who's an estate agent and my other half and I usually end up creased over with laughter at the stories she tells us about all the different buyers and sellers she has to put up with.

From what I gather, it can be an extremely stressful job as you've got unrealistic sellers on one hand, who think their run down shed is worth a mint, and on the other hand you have the buyers who expect half the furnishings and appliances thrown into the bargain. And then she gets the Asian families who try haggling for everything!

War time negotiations at the UN would be easier to cope with.

Of the ones I've dealt with, the independents (IE not Connells etc) are fantastic. The others are awful.

I've lost count of the number of times I've rung up to enquire and its gone like this...

me - "does it have parking?"
EA - "i don't know... let me check"
me - "new kitchen?"
EA - "not sure... maybe a year old?"

If they had all the facts to hand they'd do a lot better. gggrrr
