I live in a downstairs massionette all the gardens(front/ back and sides) are mine

Last summer the bloke who is only renting upstairs, when he had people round they/him were throwing their fags ends out of the side window into my garden. They have left burn marks on my D/G that i've only had in 2 years. And burn marks on my wooden gazebo

I gave him a warning if it happens again he'll be replacing the window/ gazebo etc

As l was out in the garage washing the car (garage in block the other side of my garden) came in and him and his family spread out on the front lawn the lawn is fairly well keep. didn't say a word as i was

Following weekend as i was getting over a hangover he had been having a bbq on the front lawn and burn the grass with it

Just now he and a friend were letting fireworks off in my front garden digging the fireworks into the ground . I've just told him to sod off and that there is a park only 50 metres away let them off there.

" It's for the kids.. #'#@ing hell" he said. I said why didnt you ask me if you could... no reply

Was i wrong to tell him to sod off???
Or should i of let him dig holes in my lawn to please his kids??

Nope, give and inch and people take a mile. You did the right thing, but you've also got to remember not to create lots of trouble about things that arn't really that important if (like me) you end up getting so stressed out it's easier to let it go.

Fence your gardens in, then tell him to create a roof garden.

Sounds like he either thinks it's a shared garden, or is just trying it on. I'd have a quiet word, politely pointing out exactly what the score is. If he persists, then it's time to escalate matters...

same thing happened to me,fag butts and rubbish out the windows into my gardens,collect them up and post them through his letter box,finnaly he spat a huge greenie while my girlie was sitting in the garden,i went round with a baseball bat and threatened him,typical spotty chav nearly shat himself,been good since then

Wrong! Good god no! Too bloody tollerent!

Have a word, explaining the gardens are yours, not shared but you don't mind him using them as long as he doesn't dig holes, asks before letting off fireworks/ has a BBQ, etc.

If that fails to work, get nasty, threaten to sue for trespass (apparently very difficult to do successfully)but will make him stop and think.

You were certainly not wrong, if anything too pleasant!

Mind you it sounds like a daft arrangement for the upstairs maisonette to have no garden at all, yet you have front, side and back. Surely whoever built/converted it could have seen that one coming.

you were in the right if its your garden - I'd have tipped water on the fireworks so they didnt light as well!
We had trouble with our neighbours over boundaries and parking wars - they were basically parking on our drive - its just awful, so I know how angry you have become - its flippin annoying!

If he's renting then I wouldn't bother having it out with him - I'd go straight to the landlord or Letting Agent.

(I feel bad suggesting this as I've been on the receiving end of a neighbour contacting my Letting Agency back when I rented. I was fuming over it, but it doesn't half stir up a hornet's nest)

Last thing you need is agro with a neighbour. Life is too short. Clearly his behaviour is not on, but to be honest I'd take the last confrontation as an excuse to come across as big-hearted-nice-bloke-really by apologising to him for getting wound up by the fireworks. He can't kid himself that the problem is the miserable bastard downstairs if you're clearly making an effort while dropping into the conversation all your grievances. Yes, it's manipulative and somewhat two-faced, but it might be effective.

I would be really pissed off, but would be unhappy about approaching him, after all you have to live in the same building as him- he could make things worse for you, a quiet word with him perhaps to explain why you are getting pissed off, I take it the maisonete is owned, in which case is he trespassing?

When i was having "my little" word about burning my window and gazebo he said it wasnt him but his friends, i duly pointed out with quite a few swear words that it was him renting it not his friends,

My problem then was i'd spent thousands on them for that twat to not give a crap about it.

I wanted to break his legs back then but today my thoughts were your taking the piss, have respect for other peoples stuff.

All the upstairs only have a porch... thats it... he knows that... thats what he signed for.

All he had to do was ask.

re the scrote upstairs, you are being totally far too reasonable
i had much trouble with renters next door, suffice to say i did everything legal to sort itout only to get jumped by him and his mates one night ,,,,,,, however we all have mates and this was finally all sorted out at the end of somthing sharp n pointy held by somthing large and imovable
I learnt my lesson and now respond to the slightest infraction with the utmost severity, probably out of all proportion to the offending action
leaving the transgressor in no doubt as to the outcome. As a result i now have a peacfull homelife and my boundaries are protected its very very sad but its the only way when dealing with scum.
If you act reasonable they just take it a a cue to push their luck further


oh and i'm a complete pacifist who was failed by every rational, reasonable route the system offers so please dont preach

Invoice the letting agent for an almost obscene amount for damages caused by tennant, back it up by informing them you will be taking it to the small claims court (keep it under £5K).
or take to warming the TVR up outside at say 11.30 every weekday night
