Well at 400m x 100m I'd guess at 8 football stadiums arranged in a 2x4 formation (each 100mx50m).

Its 4 hectares so lets say hypothetically you could get planning for residential on all of it you are talking 120-160 houses (at a density of around 30-40/hectare).
40,000 sq.m is also equivalent to around 4 B&Q Warehouses (they are normally around 10,000 sq.m).
