Renting a house - why is it so hard to arrange!

Now the renting of a house is fine, but trying to organise it is bloody frustrating.
Currently renting, awaiting our house build being finished in November.
The rent on the current place is going up (fair enough) but its become uneconomical to rent their as a)its more than we really want to pay, b) we dont the amount of space it has and c) we have to pay mortgage on the land/house build at the same time, so its got a bit pricey on the outgoings.
Anyway, our lease is up in 1 month. Current landlords are decent, but want plenty of notice of us leaving (Again fair enough) but there are hardly any places available a month out with most available now or in the next 2 weeks.
Now we found a place avaiable at the perfect time, great house, correct budget all good. So ring up lazy f'ing agency and state that we basically want to put an app in and take it. Well i can put an app in but they will wait until the open day and take other apps before processing which means we wont find out for 2 weeks if we got it, which is well after our need to give notice.
I explained our situation and basically they could have a new tenant sorted within 3 days but apparently not, as it 'just isnt done that way'. me. Do they want the business or not?!
So does anyone have/or know anyone with a house to rent 3x2 or 4x2, south of the river,available beg.march at about $360pw or under?!

I'm in the process of changing places as well.
I have been looked over for a number of rentals despite
a) having a decent income paid fortnightly
b) full time employment
c) strong job stability
d) excellent references
for reasons I cannot fathom. Luckily I am in no hurry to leave, but still.
Can't help with Perth sorry. Got a few contacts on the Central Coast of NSW which probably isn't too helpful though

Ah well apparently i thought there was only one that mattered to the Perth-ites. Apparently people can tell what type of person you are if you live north or live south of the river. Cant fathom the arguement myself but it seems to matter to some people.
It's all a crock, especially as the Swan runs roughly SW to NE. I'm actually "East of the river" which confuses people no end I'm South of some parts, but North of others...Rental market is crazy at the moment, not enough properties to go around. I had the same problem, wanted to apply and get the place, but had to wait for them to open it to others. In some cases they get people putting higher than the asking price on the app...
By the end of April I am FINALLY going to be free of rentals...cant wait!! Finance app is accepted and offer on a house is accepted, only place we can afford is in Rockingham though.
Our lease is up in a couple of weeks but our landlord is letting us sign an open ended lease...Basically we can stay as long as we want/need now as long as we give at least 3 weeks notice to move out, note that they only have to give the same notice back. You could move in here when we go but its only a 2 bedroom place...quite nice though.
Renting in Perth is hard work at the moment mate..I honestly think you will struggle to find anything halfway decent for your budget unless you mind going waaaay out of the city.
Last time I moved rentals (this time last year) it took us a month before we found our place. Every single house had so many people show up it wasnt worth applying (they were trying to out-bid each other anyway!)and the houses were shit..it seems landlords dont maintain property anymore because they know the property will be snapped up.
Some RE agents are now expecting a weeks rent for applying and its non-refundable if you turn down the acceptance, this means you can only apply one house at a time!!!

No it's not. Many places will now require an application up front, with a non-refundable application fee. Then you get submitted to the landlord who choses who he wants and lets the agent know which one they want to have as a tenant. Then you have to have the full range of credit, employment and reference checks - up to 2 weeks.And until recently you could kiss your tenancy deposit goodbye, at least now they have to use a tenancy deposit scheme.
My brother, his gf and little boy (hello Ethan ) know what you're going through. They've only just got sorted themselves (this month) after their previous house owners decided they were going to move back in. He couldn't believe the poor quality/state of some of the rentals. Anyway, as I said they're now sorted in a new build just around the corner from the Belmont Centre, hopefully we'll be out there Christmas and New year.
