Perth Suburbs - Where to live

I have now been in Perth a couple of weeks (from UK) and have been staying with my sister-in-law. There is a chance I am going to be offered a job in the Wangara area. Sister-in-law lives in Cottesloe which is lovely, but for me, completely unaffordable. Where would you recommend and why?
Criteria:
1) Must have good local schools - both primary and secondary for our 3 kids.
2) An older, established area with a spacious feel (No offence, but I didn't move to Australia to live in a shoebox, surrounded by shoeboxes).
3) Must be of cycleable distance to Wangara so that I can ride to work to work off the beers/wine and general excess.
4) Preferably close to the beach, or big enough plots for a pool.
As Perth is v pricey, we would be willing to move to an 'up and coming' area - ie one that is moving upmarket.

I've just moved from Innaloo (great, loved it, fab spot) to Tapping, nr Joondalup. It's a nice suburb, one of the more established 'new' suburbs compared to nearby Ashby, Sinagra and Wanneroo.Criteria:

On your points above:

2. Kinda- it's not older but you'll get a big place.

If you're buying then its affordable but to rent I'd much rather be back in Innaloo/Doubleview area.
For a balance try Darch or Kingsleyoreven Padbury if it must be near Wangara - all decent.
I actually live in Hillarys and work in Wangara so am probably quite well placed to offer some ideas on this one.
I'd be happy to live pretty much anywhere in the area bordered by Karrinyup Road in the south, Hodges Drive in the North and Marmion Avenue to the west. All of these areas are established suburbs of varying cost. Obviously its a bit less expensive the further north you go but there is a good mixture of housing in between.
Hillarys seems ridiculously over-priced considering you can get the same house for a lot less just up the road in Mullaloo.
Unfortunately I cant offer any advice on places in between Marmion Avenue and the freeway because I never go there. However, driving through Padbury it looks reasonable and certainly meets the established criteria. However, some of the roads look a bit mixed with some really nice places alongside others with smashed up cars outside and overgrown gardens.
A colleague lives in Woodvale and says it's nice.
Commute wise, I get into work at 6AM and finish at 4:30. On the way in to work it is pretty quiet on my drive along Whitfords Avenue. However, if I were to leave the house after 7 it would be a lot busier. It takes me just under 15 minutes if the lights are all green.
On the way home it's very busy and takes a good 20-25 minutes if the traffic lights are against me.
If I need to go somewhere on the way home and find myself on Ocean Reef road instead, its just as busy.
I'll ask around on the schools front and see what my colleagues say - Are you looking at public or private schools?

Depends if you ask me or the wife! I would (obviously!) prefer public and she private. She has conceded that until we know where we are financially, we don't commit to private school expenditure, so public for now.Gassing Station | Australia | Top of Page | What's New | My Stuff
