Advice needed regarding location

About 2 months ago I put an offer in on a house, since then a garage dealer has built a huge showroom, and a retail park has just opened (never knew how big it was until they took the hoardings down). The house is at Kings Road in wycombe marsh (go past goerge V pub, over roundabout for hellfrauds, kings rd is on the left. I'll get a multi map of it in a sec. But would YOU move there? I'm not sure about it now, it'll be like living in the middle of Bluewater! When we viewed it we approached from Abbey Barn, past the ski centre so just didn't realise how commercial the east side of wycombe had become.

don't know where you are now but traffic is always a problem in that part of Wycombe when ever I want to get to halfwits or B+Q. or even to the M40 Jct 3
The retail park looks enormous and isn't going to help at all, the Sytner showroom shouldn't have much impact when it opens in the spring, apart from the odd dozy driver comin and goin
Given a choice I would avoid it.

I wouldnt bother if i was you mate, my mate Graham runs the george and he said he has never seen traffic so bad, also they are going to knock down the halfway house and put up house's, its just going to end up being one big busy place that will need to be avaoided at all costs.. Try looking up hamesly lane or futher out..

From a traffic point of view it can be a nightmare getting round there. Even trying to make with blue lights is a joke.
There is alot of development around there as you know but i thinks its going to increase alot as the road layouts are changed and more housing areas are built.
Now from a crime point of view, thats a different matter all together!

Well, Looking at the street map there are quite a few road names that are constantly comming up on briefings. The road itself and the immediate roads to you are fine but accross the other side of London road is where a LOT of the shites live.
There has been a marked increase in Burglaries recently mainly distraction type but also a few verboose type. So if you live in that area then be aware and keep your eyes open for anything that dont look right because chances are it isnt right.

Sounds like you've already come to a conclusion on it Gaz, but just in case - I knew someone who lived at the location you're referring to, my cousin also used to live behind the Ariston building - both have now moved - neither made a big deal about the area but did have the usual comments re kids on street corners and vandalism - sad times... Currently the traffic is abismal on the London Road due to the constant digging up of the roads for the new shopping centre/BMW garage - having said that it wasn't great before so it can only get worse.. Kingsmead Road itself towards Flackwell End is ok from what I understand..
I suspect the area is gradually on the up. Once the building of the retail park is complete and the BMW garage is open it will look quite posh around there.
Remember, you moan about how many houses are going up, but there was a massive ruin of a papermill there before which was an eyesore to say the least, and behind it is the recently decommissioned treatment plant. Which would you prefer, PC World and Pizza Hut plus some houses or a ruined warehouse thing and sewage works?
The whole area along the A40 appears to be quite a transient population - i.e. lots of affordable (YKWIM) housing and flats for sale/sold all the time. Good access to the M40 and OK into Wycombe if you work there too. Traffic is better now they've finished the roadworks outside the new retail park, but with more houses going up it will get a little busier. However, do what I do and avoid the rush hour(s) if you can.
Naturally everything depends on how much you can afford. Personally I'd suggest some of the estates around Hazlemere. We live in a really secluded road at the bottom of an estate facing onto Kingwood. Nearby there are lots of semis and similar up for 250 to 350k. The Top end of Totteridge Road area is another suggestion - quite a few recently done up semis 'n similar along there.
Advantage of Halzemere is if we turn the other direction out of our estate we can pretend we're nowhere near Wycombe and go to Penn/Beaconsfield or up into the rural areas towards Missenden/Aylesbury depending on our fancy.

In a way you've answered your own question. If you love the house and it suits your needs then maybe you should go with it.
