From memory he confirmed that an internal wall wasn't load bearing, not to technical I just needed his PI and a letter if it went wrong.

If it was load bearing you could get over the issue with steel though couldn't you?

Yes, someone had built an L shaped wall in the corner of an upstairs kitchen. If it hadn't been a maisonette I would have just taken it down.

I am currently trying to decide to move or extend out the back. Issue is we want an extra bedroom but at the back of the house 2 bedrooms bound the rear wall with the windows into those room in the rear wall. I suppose I could put a window in the other external wall with a lintel.

May go cad it up now!

Don't get me wrong, I can completely understand circumnavigating the council, just not sure you should announce on a public forum that the council wouldn't consider your conversion to meet the regs, that's all...

We never use the council building control at work.
Not flexible enough in turning up, also they have little project specifc experience - schools, prisons,hospitals etc.

When I had a loft extension done at home the Local authourity building control demanded a 2m deep hole was dug to illustrate how deep our existing foundations were. I told the lad digging the hole to give the pick axe to the control officer when he it the ragstone at about 800mm. In the evening I asked him why he needed it he said "my boss asked for it to be done on the last project we did!!!!"

All you need to do is make sure they are Approved Inspectors. The local authority canott demand you use them.

The most signifcant issue on lofts after considering loadings and useable height is fire.
As mentioned the creation of a three story building now requires a fire strategy that inlcudes fire doors and interlinked mains powered fire/smoke detectors.

PS Good Architects will always ask a Civil/Structural Enginner how it can be done!

Interesting chat guys, so we have no resident PH Architects ?
Ours hopefully won't be too difficult, just ground floor extensions, but we're hoping to find someone who might give us other /better ideas, so someone with a little vision.
