Are you sure you need planning for your " small porch " ? smile

Less than 3 m2 in gross footprint, no higher than 3m and it is normally permitted development.

Building regs not required either if you leave the front door where it is.

You are correct , it does require planning due to the proximity of the pavement.

You need to purchase a 1:1250 ordnance survey plan and then a 1 : 500 scale block plan.

These will set you back about £25.

You then need to draw a plan and each elevation , these could be at a scale of 1 : 100 , they must show the full elevation of the property and the 2 very basic side elevations.

This will propbably all fit on 1 A3 size sheet of paper.

If you fancy having a go yourself , this one sounds as easy as it gets smile

I feel your pain: I'm trying to get a 'certificate of lawfulness' from our local council as we are changing a garden facing bedroom window into an inward opening door with safety railing (aka Juliet Balcony). Having gone in person to see the duty planning officer who confirmed what we plan is permitted development and just told me to add some measurements to the drawings I took in and submit.

He also gave me booklet with instructions, which told me to highlight the plan views with a blue border around the property. We got a letter back to say that we'd done it wrong as it needed to be a red border rolleyes and that the price (which was no where to be seen on their website, we found out elsewhere) had gone up so we were £11 short. We've just sent them the extra £11 and the plans with a red border, so I'm now waiting for a letter to say that the border should be purple or some such...

At least the drawings issue wasn't so bad: I used MS Paint and did them to scale (100 pixels to 1 metre I think) and they haven't (so far) complained about them. Might be worth trying this yourself if you can't draw very well: I did lots of 'copy and paste' to make my plans up, but they look pretty decent once finished. They are editted versions of what I did years ago when we had to put in for planing permission for the conservatory that is also shown on this picture. In fairness to the council , you have mis interpreted the instructions, the site is always outlined in red , with any other adjacent land you may own , to be shown in blue. It has been like that for at least 40 years.

Fees unfortunately increased in November ( 22nd I think ) for the first time in a long while , went from £ 75 to £ 86.

Planning fees rose 15 % across the country , government driven and nobody batted an eyelid.

ps. It isnt a legal requirement for you to apply for the certificate , but it is highly recomended and will save you problems and delays when you come to sell.

Just down to my inexperience then I guess. I understand the price went up in November and I submitted the plans after this date, but I looked all over the Council website for the price and I couldn't find it (perhaps it's hidden somewhere, but I tried every search I could think of). The OH found the price on a government website but it was obviously not updated since it had the old £75 charge listed...

I know it isn't a requirement to get the cert since we have no plans to sell, but best to sort it, just incase, hence applying for it now.

Looks like my crappy little MS drawings did the job since we got a letter through today to say it has 'now been accepted as a valid submission'. Only slight drawback is that the 'target date' for a decision is 2 months away. At least that might give me chance to do the other work in the room preparing an opening for some new wardrobes and maybe moving a radiator once it gets a bit milder.

I never thought that tarting up a bedroom could be so drawn out and full of hassle...
