After out garage got refused by the UK planning appeal people after various attemps through sevenoaks ive come to the conclusion im never going to get a garage build at my present home

so this leads me onto my next option, which is renting a small unit to rebuild my car in, after looking around the net it seems the only things advertised are units that are well out of my price range and far to big for my needs, and aware these things are found more via a word of mouth than the net

so fellow PH'ers, any ideas ?

Have a look at planning regs for sheds. I have one friend in Sevenoaks that built a workshop that looked like a shed and another friend that did the same after the first got away with it.
It was about 10 years ago mind but the rules were something like you can build a shed to a maximum of 20'x30 providing it doesn't cover more than 50% of you garden.

MHM, cheers for the suggestion, have looked into it, we could get away with everything under a shead, apart from the fact because its infront of the elevation of the house it wont fall under the shed or outbuild get out clause

Think it can be 20x20 with less than a 4 metre ridge height and planning consent isn't required. It does have to be a certain distance from the public highway too.

1m from boundry on my reading

but everything ive read states it cant be infront of the most forward elevation of the house frown

There has been several garages gone up in the Otford / Kemsing / Seal area that are infront of the house and in a meter or 2 of the highyway.

One of them is on the A25 Seal Rd / High Street on the left after the cemetry and lights but before the Seal High St.

I was also told it all depends on what you make it out off, and if it can be classed temporary.

A friend has built a work shed in the same area. As I remember it, it had to be X meters away from the house, and had to be a 'temporary' building, so not fixed to the concrete base, and less than something like 30 sq. meters. His is made out of concrete panels, and in no way looks temporary, but he didn't need any planning permission. I'm not sure about exactly where he would have been allowed to locate it, but it can't be seen from the road.

I'd keep on at the council, and ask to see exactly which regulations you have to take into account.
