fingers crossed it works out for you mate, too many people have tried making it work without success there. Looks like it could be a decent spot for a car dealership
Yes, there's plenty of passing traffic, so the best of luck with the venture.Much more passing trade than we get at the moment - which is zero. There's something like 30,000 vehicle movements a day on that bit of road.
It's a much smaller showroom, 2,500 sq ft compared to the 4,000 currently, but we have very limited outdoor space here. 10 cars if you're lucky, as opposed to 40+ at the new site.
Still a lot to do though.
Sorry for the delayed entry here - Roo - so you're the guilty party who caused so much problems for the Kent Planning department who it seems would rather buildings and areas were left to rot rather than be used by business catch the ideal sort of passing trade you're looking for.
Well done for sticking with it.

Yes and no.
We bought the building without planning permission.
There was an application in by someone else who was trying to buy the site. That application was refused and then overturned on appeal after our purchase had gone through. Although the reasons for refusal were laughable.
The planning consultant who submitted that application has had several other major ones turned down recently. He's not doing very well with MBC.
If you look on the Maidstone planning website every application, until now, has been refused or withdrawn after consultation.
One argument for refusal was traffic movements on site, despite their own figures showing a 100 seat restaurant would create 300 vehicle movements a day whilst the same sized building as a car showroom would create 16.
You really couldn't make it up.
It doesn't work as a restaurant but turning it into anything else wasn't in keeping with its surroundings.
What, a disused restaurant in the arse end of nowhere surrounded by nothing.
Planners get on my nerves with some of their reasons for refusals.
Oh, and I'm an ex property developer so have plenty of experience of them.

We'll be holding an open day at some point in the summer.
We managed to find an excellent builder who's doing great work at the moment for a very reasonable price.
We've had a change of plan on some of the internals which has resulted in me having to have a new office built. Shame as it will take up space in the showroom but it's a better location than the one I was going to have.
