I'm looking for a 2-bed flat / house with garden in a quiet(ish) area with on-street parking.

Which are the good areas and which should be avoided?

I was going to say avoid the whole lot, but...

When I was last there, the whole entire place seemed very old, didn't see any new developments, although there may be some north of the A20?

Seemed a very quiet place.

It was quite hilly where I went, and I think everyone must have been retired as there were cars everywhere on the estate during a working day!

I remember when I was at a boarding school in Dover in the '70's there was a convent full of young minge in Folkestone hehe

The East Cliff/Dover Road area are pretty low budget. The West End is the better side of the town with nicer older properties. The centre of Folkestone is a bit of a dump nowadays.

Hawkinge is a village just north of Folkestone that has had massive growth with lots of new housing estates built in the last twenty years, lots of 2 bed houses available there. If you want to live on the coast then Sandgate is ok and Seabrook on the way to the retirement town of Hythe. Cheriton is handy for the motorway and tunnel and seems to have a big Gurkha community now as it is close to the barracks. Capel is usually shrouded in low cloud or fog.

Avoid.. I lived there for twenty five years, around ten-fifthteen years ago it along with Dover,margate and cliftonville become a dumping ground for all the immergrant and migrants that invaded the uk, And it's never got over the bad reputation it received from it. There's high unemployment and quite a lot of crime. I think it and dover where the worse place in the uk to open a business at one time. The leas area that was mentioned earlier is a gay cruising area if that's your thing. Plus there seams to be a lot of strange people that walk the streets of Folkestone.
Caple le ferne is nice and hawkinge has some nice estates.
Folkestone could be another town in the uk to be fair..every town has its fair share of problems.

On the whole I'd say avoid the whole east end side, areas close to Cheriton and most of north Folkestone.
Broadmead area is nice, close to the M20 etc.

If I had to live round here I'd move to Hythe, lovely town if a little quiet.

I grew up in folkestone. Avoid. Like the plague. Hythe is nice but quiet. Canterbury is the best place to live around here smile

My place will be up on the market soon as I'm moving in with the Doris. 2/3 bed detached, nice garden, big shed/summerhouse with power and off road parking for one car (easily enlarged). Not in Folkestone though, Maxton area of Dover (about 2mins from A20).

I would avoid Folkestone itself and look at the surrounding villages, Capel, Etchinghill, Lyminge and Elham.

Folkestone is getting better generally, and the west end, towards Sandgate is very nice.

hehe Sorry.

Folkestone is a dive, as outed out, some of the surrounding villages are much, much nicer. Does it have to be near Folkestone? There are some really lovely villages nearer to Canterbury.

I have to say that I quite like Folkestone!

As others have said, avoid the East side. Best parts are on the west side, the leas, towards Sandgate, Broadmead Village and Cheriton (end nearest the town).

Hawkinge has been heavily developed but it is away from the town and very little there.

Live in one of the grand old houses in the West End. Flats are reasonably priced and some even have sea views. I love Folkestone, but I moved to Hythe last summer. But I'm oldish so like things quiet. I like Hythe more than Folkestone.
