...in North Norfolk, with some experience with listed buildings.

We have been given an approved list from the council but, would prefer recommendation.

We are looking to extend and renovate a Grade 2 listed cottage and convert the outbuildings into an annexe.

The conservation officer has been very helpful. We had a site meeting last week and it was very encouraging. smile

Also, might need a few local tradesmen. Brickie and probably carpenter. I know some great ones in Herts but, it might be more economical to get locals in.

Whats your time frame?

I know just the person, but doubt he'd put pen to paper for at least 6months, he's gotta do our place first!

Listed Building consent takes about 8 weeks. Ideally we need to have drawings well under way by end of Feb. Not to worry, I'll try a couple of architects from the council's list.

Ian, not moving until global warming has improved things a bit more wink Probably when I retire.

Phil, annexe will be for the daughters and their families smile

I Know they are based in suffolk, but sure they would be very competertive.

Sometimes when dealing with Planning Departments its best to use Architects outside of the Borough, that way the local Authority is dealing with an unknown entity and don't know how much they will give in thier negotiations. It can work to your advantage.

This is my line of work!

Although haven't done any Listed building building work in England (I'm Scottish!)

Based in Sprowston so if you don't have any luck with the chap email me for a free quote!

Theres a really good old boy in North Norfolk Ian Witcombe or something and Listed properties are his speciality.

If its North Norfolk District Council you are dealing with then, they are a good bunch!

Just be glad you are not meeting with the Little Hitlers that call themselves South Norfolk Council!

Just an update incase anyone is thinking of something similar smile

All planning was approved last July and Patrick was dead right with his comments above.
Although we did not use the architects he suggested, the ones we chose were also outside the borough.

I call it a result when the conservation officer said he could not refuse planning, despite us wanting to remove more walls to the outbuildings than he would have liked!

An architect on the councils "list" would not have dared to suggest that.

So far we have been getting on very well with the conservation officer. He has been very helpful and very straight with us.
