Anyone built they’re own house in Aberdeenshire recently and able to provide approx £/m2 costs?
Looking to self build (well main contractor who subbies in the varying trades) a fairly large (200-250m2) 2 story home in Aberdeenshire. Have A found a plot of land that we like but seen various numbers quoted from £1,200 - £2,000 per m2 which obviously makes a difference the bigger the house!
We would be looking for a high quality finish, good quality sanitary ware etc so not looking to see how cheap we can do it!

Unsure what the local market dictates, but if you can get him, I cannot recommend Brudon Joinery enough. As a surveyor, their workmanship was second to none. He previously learnt his trade from Gordon Coutts Ltd. and his work, again, was exemplary. I have never dealt with 2 Contractor's as good as they both were.
Having gone through similar thoughts over the last few years, there are so many variations which affect the price - plot gradient, soil type, services required on site, house size, type of build (kit, stick built), finish required etc, however from what you have said, I'd say £1500/m2 should achieve a decent level of finish
Different people measure differently too, so the house size may vary quite a bit, depending if outside dimensions are used, or just internals of habitable rooms
Is it really a 2 storey house you're going for, or a 1 1/2 or 1 3/4? There are not many 2 storey new builds in the 'shire
And whatever price you aim for, always allow for more (I'm learning from experience)

Spoke to a joiner friend who reckoned £2k/m2 which I thought expensive! £1.5k is what I was working to for budgeting a 200-220m2 internal living space house.
You done it yourself recently? Any recommendation? Feel free to pm!

Don't forget you'll need a downstairs bedroom too for future proofing, so it may only be space for 3 upstairs you need?lynden11 said:

It all depends on what he is including in that cost. Maybe he is accounting for plot purchase, solicitor costs, surveys etc. Whereas you're thinking purely on build cost at £1500?lynden11 said:

I found a plot a year ago, and have just had planning approved on it. It's been a long slow process to get this far but am certainly going through it all at the moment. I did try PMing you but your profile doesn't accept themI haven't done a self build but nearing the end of an extension. An extension obviously costs more than a clear plot but based on my experience I reckon the £2k number is about right, and if you want your kitchens and bathrooms to a decent standard it's on the low end. At least with a new build you have no (or less?) VAT.
