Advice buying a flat in Glasgow

Hi all
Trying to help eldest daughter to get her on to the housing ladder. She's currently renting in the West End but looking to spend up to £100k on a flat, possibly in the East End.
We went up a couple of weeks ago to look at 6 ranging from £55k to £90k but still a little mystified as to which area we can concentrate on.
She has this idea that it doesn't matter what the area is like if the flat looks OK. A couple of streets where we looked at flats looked more than a bit scary with groups of immigrants hanging about on street corners, and the thought of her arriving back from work fills me with dread!
Anyway....what areas should we avoid? Estate agents naturally show no concern. Values seem to be at least 35% lower now than they were 7 years ago.
Also, with the Scottish system, approximately how much higher than the Home report estimate do properties fetch?

Budhill avenue seems to be good value. Close proximity to train station and 24 hour tesco along with other local shops. There is also a mixture of traditional tenement or flats built in the 90's. Flats are pretty cheap here so there is quite a lot of buy to let which isn't always a good thing, but that will be the same for a lot of areas with affordable housing.
Dennistoun are great, especially the drives.
The red sandstone Tenements in Riddrie are nice for the money, with great motorway links and easy access to local shops and Alexandra Park.
Swinton is okay with good motorway and rail links.
The new Gorbals is worth a look.
As for areas to avoid, it's all very subjective, but personally I'd avoid Hagghill, cranhill, ruchazie, Easterhouse, a lot of Tollcross although there are pockets of decent value flats especially around the park. Garthamlock although the new builds off of Gartloch Road seem okay so far. Also I'd avoid Barlanark and although it's not in the east end I'd definitely avoid GovanHill.

I'm not too familiar with the south side. As I said in the first post the new Gorbals is worth a look. Its very handy for the City centre , sub way and other public transport routes. Shawlands is nice, but from memory can be quite expensive. Parts of Mount florida next to hampden Park are nice enough, although football traffic can be a pain in the backside.
It's a great city for students. Especially if you can get a flat near to a train or subway station.

Crow road area of Partick/ Whiteinch might have something in budget. You'd be doing well to get a 1 bed in Dennistoun for 100k unless it needed a lot of work - at the moment they're going for about £10k over home report value. Avoid Govanhill like the plague... Haghill isn't great but not the end of the world. My mate lives next to Alexandra Park next to the bowling club and he has zero issues.Dennistoun are great, especially the drives.

does it have to be in the city? at the type of budget you are looking at I would possibly consider the area around croy train station (smithstone, carrick stone, dullater, westerwood....) all easily walkable to croy station- 15mins train into glasgow queen street station, worst case a taxi from city centre back to there is 20mins/£20 and could be seen as safer than those areas!
But as mentioned- southside has great links back to town, and shawlands has nice bars etc....

Govanhill is to be avoided, has become overrun with Eastern Europeans who congregate on street corners & have pretty much turned the area into a slum.
Battlefield, Mt Florida & Shawlands are the areas you want to be looking in Southside, East End, really just Dennistoun.
Ibrox has some decent streets but you need to be picky.

Lots of scare stories about every area, especially Govanhill, but there are degrees of issues. We've got a flat on Dixon Road and never had any issues when living there (we've still got it and rent it out) but there are Eastern European families who come and go from some of the rentals. Dixon Avenue and Allison Street are definite no nos but any tenements at the Dixon Rd side of Cathcart Rd should be fine.
Worth staying somewhere locally for a weekend and going a few walks with her to put your mind at ease.
My wife moved back to Glasgow at 17 after being at a nice boarding School in Buckinghamshire and lived on Torrisdale Street. At the time that was a pretty tough bit and she managed to get along just fine.
