Hi all been a while but I'm looking for some advice on a possible house buy. I really want at least a double garage but the house in question has 2 singles the same style as this -

I'd like to have the pillar removed and an RSJ put in to allow a big double roller door. Has anyone done this before and run into any issues? (Especially around Aberdeen)

Also it would be good to somehow alter the eves to get a ramp in?

I'm going to phone the local planning department tomorrow to see if it's going to be an issue as I've heard it can be due to aesthetics?

Also I will be doing most of the work myself.

You will require a building warrant, and will need to get an engineer to prepare drawings.

Nothing useful to add. But, if you do buy it and do change it, i would be interested in your old single doors and am in the shiire smile

As it happens, we lived in exactly the same style of house this until last year....

Not sure if it's in your mind, but something to consider.... we had a planning permission to build a 5m x5m family room above directly the garage, breaking out from top of the hallway window. The central column between the dorrs was load bearing and made the conversion quite a bit cheaper. At the same time We were also making the garage 1.6 metres longer\deeper, something else to consider....

I know a friend who is looking to do the same, I'm sure he said £5k or £6k to do the work, including doors, but architect, engineer reports, planning permissions and building warrant costs.

Thanks for the reply scz4 that could be an idea, maybe have the extension above at a slightly higher level to allow for a ramp in the garage...

Trying to get hold of the planning department and an architect to get an idea at the moment.

But maybe its not a good time to buy in Aberdeen at the minute? That's a whole new topic I guess.

If you PM me your email address I'll send over our plans for you to have a look at, would have been a fantastic extension. We were quoted £50k, including extending the garage.
