Any recommendations for a valuation surveyor ... based in, or familiar with, Deeside?

Had a surveyor round to our place yesterday from a company called e-Surv. Waiting for his valuation to come through.

From Zoopla.co.uk, I've had estimates between £305k and £430k, depending whether or not I enter the last surveyors valuation data.

What amazed me was that our surveyor wasn't interested in the sale of a 0.25 acre empty plot next door to us for £325k two years ago, or the fact that the rebuild value of our property estimated by our architect is £440k, which doesn't include the plot value.

All our surveyor did was look at the number of rooms, measured the external area, and asked about access. All sounds too vague to me but will update when I get some info on how generous the valuation is.

If you're just after an approximate valuation, have you asked an estate agent to provide a pre-sale valuation?

Thanks. It's not straightforward I'm afraid.

I hope to embark on a fairly substantial renovation project shortly.

I'd like to get a convincing valuation of the property as-is and one of the finished item (based on drawings and spec etc).

The purpose is to demonstrate to prospective lenders that it's unlikely to go negative.

I see your dilemma...had something similar some time ago.

I bought an old cottage which was run down, and needed renovating/extending. I arranged a valuation (probably through DM Hall) on the property as it was worth then, and they also gave a valuation on the completed project.

The bank (RBS) released the funds to buy the place, but held some funds 'on retention' until various stages of the work were completed and the builder needed paying.

Not sure if you've tried talking to the bank or some surveyors about it?

Hi Eric,

I've used Gordon Gibb of Allied and certainly got no complaints.

Cheers,

Thanks for the replies folks. I think I'm sorted. Can't believe I didn't think to ask Stiglet in the first place.
