Two questions here:

Does anyone know of/ know someone in Grant and Wilson? Our upstairs neighbours have reported a hole in the roof, damp rot in the loft and now a hole in their ceiling and nothing has been done about this in weeks. It hasn't affected us but I think this is way too long to wait when they are clearly suffering.

Also, is anyone on here a roofer? We'd consider getting the roof fixed without using the factor as all but one of the flats residents get together regularly to chat and payment should be easy to arrange.

Kitty's bust now Andrew!!!! wink

Isn't this the point where Sarah Beaney says Red Phone Insurance Company Landlord insurance is what your factor should've taken out.

Hope someone can give you a more useful answer than me and that they/you get a satisfactory solution.

Go round to the office and kick up a fuss.

Grant & Wilson Ltd, 65 Greendyke Street,Glasgow, G1 5PX

Calls and emails do bugger all with factors I'm pretty sure that if you inform them that you're considering terminating the contract with them they might consider getting their finger out.

It's within walking distance of a lunch time but it wouldn't give me much shouting time.

(one of the) best things I ever did was get rid of them building by building. They're useless with a capital you. Arrogant too.

If you want a proper roofer at a proper price phone Keytrades on 0141 556 7555 and tell Colin that Roy said he's to give you Scott the roofer's number.

This is a topic all on its own, but a boring boring one. The general rule with factors is the bigger, the worse. Morag Davis is about the best I've come across. The Lovatts' setup at Edzell Properties isn't bad either. personally I prefer the self-factoring route, but it only really works if everyone co-operates (which they usually don't/won't). Some of the HAs are ok too.

There's fairly stiff competition for who's the WORST factor. Rob and Fiddle? Hack&Pat? Grant & Wilson make every effort to be useless too. Speirs Gumley are pretty ineffective. Walker &Co are about as worthless as they can be. Newton are awful and clueless. GHA are ...well...GHA, ie everything you'd expect from rebranded GCC.

Asleep yet? Shall I drone on.....zzzzz...

Edzell are a joke.

In their Dennistoun village development their night security guard complained about having nowehere to take his breaks, Edzell's solution? They rent a new, furnished flat in the development for him (not to live in, just for tea-breaks) and split the costs between owners.

The guard now apparently spends a lot of time patrolling the TV from his couch with his feet up whilst the owners pay for his wages and his cosy workplace, Edzell don't care, they're not paying for it.

As an owner there and a multi unit manager too I'll phone them on Monday and take it up with them. I told them when the security guard thing first became necessary that I could get them a mates rates deal on security at the development. They certainly listen to suggestions in THAT development. They own and manage plenty there themselves.

I'm not, but a friend was until 6 months ago when he got fed up of paying for the security guard and his accomodation whilst his close door continued to be kicked in, windows smashed, walls covered in graffiti - his girlfriend and him spent a week paying for and painting their own close walls, hiring a carpet cleaner, scrubbing the lift etc so they could get the communal areas looking ok and just put it on the market and cut their losses and got it sold as the development seemed to be getting worse - Edzell were happy to take their money but not do anything of any worth.

We had 50 units in the development bought off plan, and I've kept one...a studio. O it's a nightmare alright. There's probably hardly an owner occupier left. 25 years ago it was very hard to let property in Dennistoun. Now it's very much easier. But although it's got a veneer of 'gentrification'- including an influx of people who really don't want to be there but couldn't afford first westend and then southside inflated prices - it's really just a dump. The factoring task is a nightmare in DV. The appalling construction standard, added to the reluctance of landlords to even consider improvements imposes serious financial constraints. And whilst the 'security guard' isn't up to much it was much much worse before him. Mostly vandal damage from roaming gangs of baby neds of the typical slum area type. But a good bit of tenant (and vile tenant wean) damage too. I've property in other newbuild blocks in , erm, 'working class' areas. And believe me, Edzell are way the best in handling them. Think Wallace Street, or Hamiltonhill Gardens for example. Borderline unmanageable. And if Rob and Fiddle got their claws into DV thefactoring bill would double at least.

Just did a poll with the people sitting next to me at work and we have all three of the worst ones. Excellent.
